Changing guests As more and more guests enter the hotel marketplace, needs and desires change, and hoteliers must be prepared to meet them. “Hotels all over the world face a new kind of customer: Business customers become younger, leisure customers become older. Both look no longer for a place to sleep but for a place to live,” Reiter said. Rezidor attempts to attract and retain these guests with contemporary, modern-designed hotels, free Internet access and a “grab and run” breakfast. Kong said China and India have the highest growth potential, based on BWI’s assment of the countries’ population growth, gross domestic products, adoption of technology, concentration of hotels and education of its work force. The chain recently signed a master licensing agreement with Cabana Hotels to bring 100 hotels and 10,000 rooms to India in the next 10 years and is on pace to open seven to 10 hotels per year in China. “Those are emerging countries with potential to generate a lot of business and generate inbound [business] to the U.S. and Europe,” Kong said. Rezidor intends to focus its development in Russia and the Commonwealth of Independent States, the Middle East and Africa. Its expansion plans included opening 20,000 new rooms between 2007 and 2009, 95 percent of which already are opened or contracted, according to Reiter. Hilton, which has five full-service brands, Doubletree, Embassy Suites, Hilton, Hilton Garden Inn and Homewood Suites, looks to expand more in India and China, Diskin said. “Traditionally, the Hilton family of brands is not historically present, but our share is continuing,” he said. Currently, Holiday Inn has a record-high pipeline, with 1,004 hotels under development, according to Snyder. The U.S., United Kingdom and China remain key markets for Holiday Inn, with 825 pipeline projects in the Americas; 115 in Europe, the Middle East and Africa; and 64 in the Asia Pacific.
