The subprime [mortgage situation] was the opening act, like the credits to a movie. There’s still more to come.” Marriott said his company is doing “very little” rate discount- ing, but he did acknowledge that “the wild card is the airlines,” meaning that if business travelers in particular can’t get optimal airline rates, the hotel industry will feel that impact as well. “Put it all in perspective,” he urged. “This is not all doom and gloom. People still will travel. I’ve been through six of these [downcycles], and this is the seventh.” Gray, the senior managing director and co-head of the real-estate group for The Blackstone Group, said he was cautious but called the weakening of the U.S. dollar “a positive.” “We’re going to have to ride this out,” he said. Blackstone purchased Hilton Hotels Corp. last summer. Since then, Blackstone execs have been somewhat mum about concrete details for the company’s brands. Lately, however, the Waldorf=Astoria brand has made news. Hilton hired Ross Klein, former president of the luxury brand group for Starwood Hotels and Resorts Worldwide, as its global head of luxury and lifestyle brands. The hire is intended to boost Hilton’s Waldorf=Astoria and Conrad brands. Brand launch updates Marriott and Sternlicht also are focusing on their new brand offerings here and overseas despite a sluggish economy. With a goal of 100 Edition properties open worldwide in eight years, Marriott said the brand has 13 letters of intent signed and two management agreements in place, with the first property scheduled to open in 2010. Marriott also mentioned the company’s management involvement in luxury brand Bulgari Hotels & Resorts. With four deals “in active negotiation today,” Marriott said the brand is interested in opening an outpost in New York. Attendees sat up a little straighter when Sternlicht talked about Starwood Capital’s brand plans, particularly 1 Hotel & Residences and Baccarat Hotels and Resorts. In the U.S., Sternlicht said SCG “will do as many as we can” of the eco-conscious “1” brand. In Europe, SCG is focusing on Baccarat, the brand launch affiliated with the France-based Baccarat crystal company. “We’re looking for segments that are untapped,” Sternlicht said. “It’s pretty easy to get brand recognition because of blogs and because people chatter. If you have a really great product, you can get it out there.” International goals Gray, Marriott and Sternlicht all said international markets represent significant business. “It’s exciting to look overseas,” Gray said. The company has offices in Tokyo, Hong Kong and Mumbai, India. Gray said Blackstone’s hotel base right now is 80 percent U.S.-based and 20 percent international, and the goal is to move that to a 50:50 split. Marriott said his company is focusing on getting 25 percent of its international development to happen in Thailand, India, South America and Moscow. Eventually the company wants an even split of domestic and international properties. Sternlicht said SCG’s balance trends more toward international properties. “We’re 80 percent in Europe, but don’t underestimate the U.S.,” he said. “Democracy is gridlock.
