Hotel & Motel Management - September 1, 2008 - (Page 24) 24 News H&MM September 1, 2008 | HotelMotel.com www.HotelMotel.com/digital_edition Element Continued from page 4 that when Element was conceived a few years ago and launched to developers in 2006, no one would have predicted the huge increase in concern around green. “It was the perfect timing,” Korman said. “And clearly companies as well are instating green policies and will take it into consideration when they award their corporate contracts next year.” Jurisdictions often will give rebates or tax incentives for green initiatives, and the company is helping developers with that process. “In many cases, they’re also getting preferential approval,” Korman said. “The cities are actually queuing them to a higher place in the line.” It is easier to implement the green requirements because the hotels are all new-builds, and future retrofitting won’t be necessary. Starwood slowly is discovering what it means to be eco-friendly in the hospitality industry, McGuinness said. “Customers won’t compromise or pay a rate premium.” Green features at the Lexington, Mass., property include an energy-efficient HVAC system, Energy Star-rated appliances, art mounted on recycled tires, water-efficient faucets and fixtures, recycling bins, and filtered water in guestroom sinks and amenity dispensers in the showers to reduce plastic bottle waste. Furniture is made of recycled materials and wood from certified forests. Bicycles are available and no smoking is permitted. Also, purchased wind power will offset 70 percent of electricity use over the first two years. Three more Element hotels are scheduled to open this year in Irving, Texas; Summerlin, Nev.; and Hanover, Md. Ten more are expected to open in 2009. hgunter@questex.com First Element opens with aloft next door LEXINGTON, MASS.–After several years of anticipation, Starwood Hotels & Resorts opened side-by-side aloft and Element hotels in Lexington, Mass., in July. The Element hotel is the first hotel open for the brand, while the aloft property joined three other hotels open in the U.S. and Canada. The new neighbors are located on the site of the last Sheraton Inn, which was demolished to make way for the corporate-owned and -managed hotels. The company also owns the aloft opening at the Philadelphia airport, which will be located with a Four Points by Sheraton and a Sheraton. Aloft and Element are cut from the same Starwood cloth but feature very different concepts. Element is an extended-stay product, inspired by Westin, that requires its hotels to be LEED certified. Aloft is transient-guest focused, inspired by W Hotels, and emphasizes the public space experience with its lobby and lobby bar, w xyz. “We Sacco did it,” said STARWOOD Paul Sacco, senior VP of North America development for Starwood. “We worked hand-in-hand with the owner-developer community over the past two and a half years to create and evolve both properties, and now that they’re created, we’re hearing just that.” And the pipeline remains strong, Sacco said. This year, 18 alofts and four Elements will open. Next year, 40 to 50 alofts and 10 Elements are expected. The overall development pipeline, including executions, is still well over 200 deals, Sacco said. Serve the best. On demand.
