Hammons. With construction slated for fall 2007 and an opening in 2009, the property will be part of The Village at Allen, an in-progress 181-acre, mixed-use development. Starwood Hotels & Resorts Worldwide and its new lifestyle brand, aloft hotels worldwide, are partnering with Pollin Hotels III LLC to break ground on their first hotel in Oregon. The 136-room aloft Portland is expected to open in 2008. Luxury condominiums, an upscale hotel, a contemporary art collection free to the public, a landmark restaurant and artists’ lofts will comprise the 21c Austin project in Texas when it opens in 2010. Project developers will break ground in the first quarter of 2008. The project will feature a 209room hotel, 202 residential units, spa, pool, museum, restaurants and other amenities. The project will total 779,000 square feet. Each hotel room will feature original works of art, contemporary furnishings and luxurious amenities. American Hotel Development Partners LLC is to develop a 150-room Holiday Inn hotel in Tampa, Fla., to open in 2008. Rialto Property Partners will develop InterContinental Hotel Group’s Hotel Indigo in Athens, Ga. The 100-room hotel is slated to open in the spring of 2009. The architects we talk to seem to be busy, so I would say it will last for at least two years with new projects starting from these architects. Q Q Is there anything else that might affect the pipeline? The instability of the market and the issue of getting money. It’s not directly related, but money is going to be an issue.
