At NYLO Hotels, the design concept was centered around the idea of urban lofts, which typically are older, converted industrial buildings transformed into residences, said Chris Jones, SVP of development and construction at NYLO. At the time the buildings were constructed, brick was the premier building material and, “Hence, the whole residential loft sector had this exposed brick as its heart,” Jones said. To obtain this loft-like feel for NYLO, creators used exposed brick across the back wall and polished concrete on others, in addition to large, open windows and fabrics around the room to soften up the room’s hard feel. The brick doubles as the interior and exterior walls of the hotels by using a masonry panel system—two panels of brick, tied together and reinforced. Then, NYLO went about developing the internal framework and decided on tunnel form, a building method in which the end result for NYLO created concrete walls, ﬂoors and ceilings, leaving the fourth and outer wall as brick, according to Jones. “The more we explored it, it became evident that we could actually just put essentially a varnish on the exposed concrete and it would give the wall a polished concrete look,” he said. Plus, the alternative walls had other unplanned beneﬁts, including a reduction in heating and cooling costs, lower maintenance and better soundprooﬁng, Jones said. And NYLO anticipates it will save even more money in the long run. “We don’t have hotels that have been up for years and years … but we envision some serious savings on not having to redecorate every few years.” Quotable “ We’ve been ﬁnding that the rooms are about 10 percent to 15 percent quicker to clean than a typical guestroom because of the fact that there are so many surfaces that are easy to wipe over and wash over.
