Give consultants as much information as you can. The more you and your potential consultants know about your project, the easier the teambuilding process will be. Next, list the information you would like to receive in the proposal. Request information such as the consultants’ experience with the specific project type (renovation, conversion, new build), experience with the hotel brand, resumes of the team members, and references from past clients and other critical stakeholders. After you’ve evaluated the consultants’ qualifications, a face-to-face interview with each candidate will help narrow the field. Holding an interview in the consultant’s office can help you understand how their shop really works. Use the interview process to verify that the consultant understands your scope of work. Don’t be shy about asking them to discuss design concepts, budget and schedule issues, and the process relative to your project. Make sure you are comfortable with their abilities and their methods of communicating their ideas. Once you feel comfortable with your pre-qualified consultants, ask for a fee. Because you have reviewed the project scope in detail with the consultants, you can be more confident that all bids are based on the actual, detailed scope for the project. At this point, both sides should be more comfortable having a frank discussion on what fees the consultant wants and what fees you feel you can, and should, pay. By the time the design phase starts, the designers and client should be going down the same path, with a common goal in sight. Face Lifts The Holiday Inn El Paso (Texas) Hotel Sunland Park completed a $2million renovation to its 176 guestrooms and public spaces. Upgrades include a new restaurant and bar, fitness center and executive boardroom. The boardroom brings the hotel’s meeting space to about 5,000 square feet. The hotel also offers complimentary high-speed wireless Internet access throughout the property. The Sir Francis Drake Hotel in San Francisco underwent a $20-million transformation, which included its 417 guestrooms and meeting space, and the additions of a new lobby bar and a spa. The changes reflect a more contemporary look and feel while comple menting the traditional elements and original architecture of the property.
