I-10 now connects with Loop 101 and the 303, cutting traveling time to the East and North Valley. Although each city has its own personalities, Avondale, Goodyear Litchfield Park and Tolleson have each been a strong contributor to making the Southwest Valley what it is today. Many of those who leave Buckeye to attend college return to raise their own families here. The town’s median income is $36,000. Housing runs the gamut from small, established homes to new multi-acre horse properties. Buckeye is the third fastest growing community in Maricopa County and is slated for industrial development, west of downtown. This expansion will bring more employment opportunities to the area. The master-planned community of Verrado is the proposed site of a large vacation resort with 800 to 900 units, divided into hotel rooms, town houses, golf villas, and some retail space. This resort will be the second largest in the Valley of the Sun. The current population of the Buckeye Valley is nearing 32,000, and given the number of master planned communities and industrial developments, the population is expected to reach 100,000 by the year 2010. One of Arizona’s largest adult living developers, Del Webb introduced its fourth Sun City project in north Buckeye on SunValley Parkway. Sun City Festival covering 3,300 acres is expected to build 7,200 homes at build out. At least 2 more adult communities and several golf courses are expected to bring more active adults to Buckeye.
