S/he can read them, pin point where they are at and almost predict their future. They know when to buy and hold and also when to sell and wait. Wait for the market to stagnate, fall a little and then vigorously buy again negotiating substantial discounts. There is no doubt in our minds that the economy is showing major cracks and a recession is on the way. If you understand economic cycles you will see nothing but opportunities to be had. With the correct knowledge and strategies in place you can become very wealthy indeed. From a savvy investor’s point of view the media has been a great help by instilling fear in the amateur investor resulting in the ‘sit back and wait’ strategy. This means less competition in the market and no one is driving up the prices to a ridiculous level where the property simply does not stack anymore. It is definitely a buyers market, not only in the UK but across the world. I have seen property companies throwing in a free car to entice you to purchase a property. Emerging markets of the buy-to-let world such as BMV (below market value) and ‘no money down’ deals are growing exponentially. One such company that I have worked with on a number of occasions is Zenith Property International (www.zenithproperty. co.uk) who as property investors themselves know exactly what the investor is looking for and specialise in finding non mainstream investments that really do exactly what they say on the tin. One location showing huge growth potential is the Caribbean with prices on some of the lesser known islands being at a fraction of their more well known neighbours. St Lucia and St Vincent are two examples, property prices are set to rocket as new 5 star developments and improvements to airports make access easier, investors are piling in as a small number of switched on developers offer packages based around 100% finance packages making the deal in property technical terms a “No Brainer”. Recent market conditions have highlighted some incredible buying opportunities in markets that may have become previously saturated but long term offer the investor a steady and reliable rate of return. Spain is most definitely one of these areas, with its close proximity to the UK and flights from as little as £15.00 return by booking in advance with the airline, means demand for property in the medium to long term will be high and with bargains now available at 50% or more off bank valuations and developers offering huge incentives such as furniture packs and rental guarantees for a minimum of 3 years and cash back incentives, buy, buy, buy is definitely the order of the day. One other growth area in today’s property investment market is large commercial office spaces, retail park units and hotels. Here, companies are disposing of assets to release capital back into their business. Obviously, the highest level of confidentiality is imperative, when working with these types of investment deals.
