Here’s What’s High and Rising: • One Ala Moana—This is the planned 250-foot tall luxury residential project encompassing 206 residences, at Ala Moana Center. It is a partnership of the Howard Hughes Corporation, The MacNaughton Group and Kobayashi Group. “We have received an incredible amount of interest in One Ala Moana,” says TMG’s Arce, “and people really have appreciated the design and concepts we have presented to them to date. We are hearing that much of this interest has to do with the MacNaughton and Kobayashi reputation for delivering high-quality projects and being a respectful, responsible and dependable developer. One Ala Moana will surpass anything we have done to date and we are really excited to be working with Howard Hughes on the project. Howard Hughes is kind of ‘the new kid’ in town but they have lots of experience on the mainland and have brought a really strong team to focus on their Hawaii real estate and are committed to being here for the long run. They are great partners.” • 680 Ala Moana—One of Kamehameha Schools’ many development projects, this is an “adaptive reuse project” with a former office tower being converted into 54 studio and one-bedroom rental apartments for median income earners. It is the first residential project in Kamehameha Schools’ 29-acre, 15-year master plan for Kakaako. Starbucks Coffee recently opened in the ground-floor commercial space. Allied Builders System is general contractor for the project, which is just about completed. • Waihonua at Kewalo–This 43-story, 341-unit fee simple residential high-rise in urban Honolulu near Ala Moana Center represents the fourth condominium project by Alexander and Baldwin, Inc. and its subsidiary, A&B Properties, Inc. It is estimated for completion in 2014–2015. Christopher Benjamin, president and chief operating officer of A&B and president of A&B Properties, Inc., says, “ We continue to achieve excellent presale results…validating both the pent-up demand for highrise condo products in Honolulu and the strength of our project.” As of the end of September, Waihonua had 243 binding and 18 non-binding sale contracts. • 690 Pohukaina—At 650 feet, the mixed-use residential tower project including an affordable rental component plus both affordable and market-priced condo units, would become Hawaii’s tallest building. That’s approximately 220 feet taller than the 30-story First Hawaiian Center, currently the state’s tallest building. Forest City and Lend Lease, two major players in Hawaii’s development arena, have submitted bids for the project, estimated at $500 million. • Holomua—The 23-story affordable housing condominium at the corner of Kalakaua Avenue and Beretania Street is being developed through a public/ Rendering of A&B Properties’ Waihonua Rendering of Holomua private partnership under the 201H program devised by the HHFDC (Hawaii Housing Finance and Development Corporation). Nordic PCL Construction is the general contractor for the condo, estimated for completion in March 2013. • 801 South—This is the temporary name that refers to local developer Marshall Hung’s condominium tower plans for the building that was the former longtime home of the Honolulu Advertiser and Honolulu StarBulletin. Hung’s plans (with partner Tradewind Capital Group) include a 400-foot tall tower housing 635 units. A second 400-foot tall tower with 400 units might follow, depending upon the success of the first. 2013 Construction Industry Guide — Hawaii 9
