NAVFAC Preserves History at Pearl Harbor Naval Facilities Engineering Command (NAVFAC) Hawaii recently completed the demolition of two deteriorating warehouses along Pearl Harbor’s Mike piers, part of an extensive, multiyear preservation initiative that also included the restoration and reuse of a third, historically significant building. “The broad scope of this project involved many steps before becoming the final product you see today,” says Cmdr. Lore Aguayo, NAVFAC Hawaii assistant regional engineer. “Indentifying unnecessary buildings six years ago, to remodeling Building 148..., and the subsequent demolition of Buildings 146 and 147, this initiative benefits the Navy by consolidating facility requirements and eliminating excess infrastructure so we can best leverage our limited maintenance funds.” In an agreement with the Hawaii State Historic Preservation Division, and in accordance with the Secretary of Interior’s Standards for Rehabilition, NAVFAC Hawaii awarded a design-build contract to Niking Corp. to restore Building 148 using new and salvaged materials from the demolition of Buildings 146 and 147, including wood windows, lighting fixtures, structural support members and industrial sliding doors. The total cost of the contract work was $3.3 million. After identifying unsalvageable portions of Building 148, Niking installed new corrugated metal roofing and siding and painted the panels to resemble the original look of the building. The interior also was overhauled, including upgrading the electrical and lighting system to meet Leadership in Energy and Environmental Design (LEED) silver standards. This was followed by remediation, abatement and finally demolition of the remaining buildings, reducing the Navy’s inventory of underutilized buildings, and Building 148 began serving as secured storage and office space. Each of the two warehouses were demolished in one day. Once the warehouses were down, the crew spent two weeks segregating and hauling construction debris off-site. Approximately 60 loads of recyclable metals were transported to Schnitzer Steel Hawaii Corp. and Lenox Metals, LLC. NewsBeat Top, utilities personnel relocated electrical and compressed air lines out of Buildings 146 and 147 prior to demolition. Special trenches were dug to redirect power lines away from the two structures. Bottom, Building 147 was demolished in one day. Separation of recyclables and cleanup of the site lasted two weeks. Photos by Denise Emsley, NAVFAC Hawaii Public Affairs Officer Makaha Resort Golf Course Sold Northwynd Resort Properties Ltd., owner of the Makaha Resort & Golf Club, announced on April 25 the sale of the resort’s 18-hole golf course to Hawaiian Golf Properties, LLC. The transaction is the first step in the redevelopment of the West Oahu resort. “Northwynd and Hawaiian Golf Properties share a common vision for the future of the property,” says Patrick Fitzsimonds, CEO of Northwynd. “They have indicated their intent to renovate the course into a world-class facility. In turn, we intend to upgrade the resort to complement the redeveloped golf course. We believe this alliance will allow Makaha to attain its full potential as a premier resort.” The golf course will undergo a temporary closure for the planned renovations starting May 14, however, Northwynd expects the resort to remain open for its refurbishments. The comprehensive renovation of the resort will include renovation of the front desk, lobby, restaurant, bar, pool, pool building, ballroom and all guest rooms. Canada-based Northwynd has owned and operated the 173-room resort and the championship golf course since July 2010.
