SpotlightOnSuccess WARD VILLAGE SHOPS - PHASE ll The creation of the Ward Village Shops-Phase ll addition to the Ward Centers not only highlights the visibility of two major national retailers, but also enhances the shopping experience for the local and visitor market. It also is responsible for many direct and indirect jobs, from the project team and industry members who built it to the long-term retail employees. Congratulations to the developer, The Howard Hughes Corporation and general contractor Albert C. Kobayashi, Inc. for a project well planned, well partnered and successfully completed. The Details The Ward Village Shops-Phase ll project was begun by general contractor Albert C. Kobayashi (ACK) on July 24, 2012 and completed in October 2013. . "The overall project is a two-story, 58,000-square-foot structural steelframed building built to house tenants Pier 1 Imports and Nordstrom Rack," explains Brian Niitani, project manager for ACK on the current Ward job. (The interior build-out of the Pier 1 space also was done by ACK.) "Two major features of the job are its breezeway and storefront façade," explains Niitani. The driveway surface under the breezeway entry to the parking garage is made entirely of 4"x4" granite cobblestones with 12"x12" mocha stone pavers highlighting the sidewalk entry for pedestrians. Featured bands of black granite fill out the stone patterns for the entire length of the breezeway. Since the only concrete you see are the curbs, the entrance is very attractive-even the crosswalk out front is a black granite band. The new building is complemented by beautiful landscaping with large monkeypod trees and terraced limestone walkways. The façade is covered with architectural metal panels and accented by aluminum slats painted with a cherry wood grain finish and glass screens tinted a bluish hue. The entire façade will be lit up at night, which will give the building an entirely different look after sunset."
