The Camden County Improvement Authority (CCIA) parking garage serves the parking needs of Cooper Hospital, as well as the community.

The garage includes over 9,500 square feet of mixed-use space to bring increased activity to the area, as well as encourage future development.

The garage façade features both historic and modern architectural features designed to match the streetscapes of the surrounding neighborhood.

The CCIA parking garage serves Cooper University Hospital in Camden. The 1600-space garage provides an attractive first impression—and gateway—to the hospital. Integrating groundlevel mixed-use space creates a pedestrian-friendly experience for patrons, as well as the surrounding community. In addition, the new facility demonstrates the commitment of both the institution and CCIA to bring more people to Camden, while encouraging future development. The CCIA parking garage plays an important role in these efforts.

The two remaining areas include a NovaCare rehabilitation center, and an optometrist’s office and retail space. Mixed-use spaces are an important component to the revitalization in and around the hospital campus and garage. Integrating mixed-use increases the quality and quantity of services available to patients, employees, visitors and residents. In addition, the increase in the level of activity will provide momentum for more retail, restaurant and office space in the area. Given the tight footprint of the urban site, the mixed-use space serves as a valuable use of limited available land incorporating a variety of uses on one site. The structure incorporates innovative design strategies to accommodate these features, including the location of a speed ramp directly above the office space to achieve the necessary height requirements and maintain an efficient parking layout. A covered pedestrian pathway

provides access between the garage and the hospital as well as serves as an inviting “front door” to patrons.

Enhancing the Streetscape through Architectural Continuity
Recognizing the enduring value of architecture, the owner desired that the facility blend with and become an essential part of the surrounding urban community. The garage design incorporated a number of creative strategies to integrate the structure into the neighborhood seamlessly. The façade successfully captures the essence of the surrounding architecture and character. For example, the Benson Street and South Broadway façades speak to the area’s more traditional residential streetscape appearance through the use of brick, pigmented concrete and the integration of the retail space. Historic row homes and downtown retail amenities line the streets along the garage, and the façade incorporates these aesthetic features, mirroring adjacent streetscapes.

Using Mixed-Use to Create Community
The garage includes more than 9,500 square feet of mixed-use space, including three distinct retail areas. Coincidentally, all three tenants relate in some way to medical services or supplies, creating a perfect complement to the hospital. Approximately 5,000 square feet
