The technology of 2-dimensional drafting has greatly hindered architects' abilities to create unique buildings and successfully communicate design intent. BIM allows design firms to: • Effectively communicate in three dimensions the design intent of a concept and then present the information behind the design as to cost, performance, time • Provide analyses that lead to improved decision-making for projects • Explore designs more than ever and give the ability to continue the design process throughout the documentation process in order to deliver better and smarter designs • Use high quality renderings as marketing and sales tools • Develop sustainable design initiatives Once engineers have documented a building and construction is done, in the past there was little else to be accomplished with the documentation produced for the construction. With BIM, we now hold the single most important piece of information to maintain and manage change to the building for its lifecycle. BIM allows for more thorough cohesive information to perform facilities-management tasks as well as forecasting lifecycle costs and expectations. BIM will continue to develop on larger scales to help designers and engineers understand not only everything they need to know for the best possible design solution for any particular environment but also understand its impact on a more global stage.
