Improving your property's effi ciency and
comfort will increase its value, and the
benefi t is not just long-term. Right from
the start, during the home assessment,
unit owners can receive free kitchen and
bathroom faucet aerators, low-fl ow showerheads,
smart power strips, ENERGY
STARĀ®-certifi ed LED lightbulbs, and programmable
thermostats - all installed on
the spot by National Grid energy specialists.
For more extensive improvements,
associations of fi ve or more units may
qualify for substantial incentives, reimbursements,
rebates, or fi nancing programs.
Incentives for heating and
cooling equipment are available to all
National Grid customers; and air sealing
can also be implemented at no cost.
National Grid's multifamily programs
aim to be equitable as well as economical.
If you are a property owner or manager of low-income
or aff ordable housing, there are income-eligible programs
that off er extra reimbursement and incentives
for qualifying energy-effi ciency projects, regardless of
whether your building is publicly or privately owned.
Available improvements can range from energy-effi cient
appliances to heat pumps to weatherization and more.

A CASE OF COLD IN CONCORD
Residents at the Concord Greene Condominiums
in Concord, Massachusetts, were paying higher-thanaverage
heating bills, but still complained about feeling
cold. A National Grid property assessment revealed
inadequate insulation to be the main culprit. Some 219
units were re-insulated, and many units also had their
furnaces repaired or replaced. The entire process was
completed in three months.
The cost of these improvements totaled $343,383,
but thanks to National Grid incentives, the association
paid less than 10% of the cost. Plus, unit owners enjoyed
annual energy cost savings of $15,500, eff ectively recouping
their investment in 2.1 years. (Not to mention
no more cold condos!)
GETTING MORE THAN YOU PAID FOR
Some of the costs for these upgrades are off set by funds
set aside from the utility bills paid by National Grid
customers through Mass SaveĀ®. The way Frank Nitti
explains it, " What our programs aim to do is to put all
this money that our customers are paying into this fund
back into their homes. " By taking advantage of these
funds, unit owners can potentially get back far more
than they put into the fund.
GREENING - AND GROWING - THE GRID
Just as homeowners and property managers must plan
for a sustainable future, so, too, must National Grid.
Currently, National Grid delivers electricity, natural gas,
and clean energy to some 20 million people across
New York and Massachusetts. But if the National
Transmission Needs Study conducted by the U.S. Department
of Energy is correct, supporting the area's increasing
electric demand will require a 255% increase in transmission
development. As such, this past May, National Grid
announced plans to invest an additional $35 billion
over the next fi ve years towards energy system improvements
in this region. Aside from providing cleaner and
more effi cient energy to customers, this investment will unlock
economic growth across New York and Massachusetts.
National Grid estimates it will support some 127,000 jobs
by the end of the decade.

energy ecosystem, build new and expanded infrastructure,
and deliver an electric network that is fundamentally
