WHAT IS INTEGRATED DESIGN? By David Yocca ore and more, people involved with design, building/construction, development and management/maintenance are becoming aware of the idea of integrated design. The use of green building and site design tools such as the United States Green Building Council’s LEED program, SITES (Sustainable Sites Initiative, currently in pilot project phase), and others is rapidly expanding. These tools promote integrated design as the essential process to achieving high-performance, restorative buildings, sites, neighborhoods and cities. Integrated design is a planning and design approach that requires close collaboration between a number of professionals from various backgrounds and disciplines. This collaboration remains in place from the conception to implementation of a project, which is in sharp contrast to a conventional, linear approach, where a design is handed off from one professional to the next. Integrated design also requires the participation of all parties who will benefit from or be affected by the project, and involves stakeholder participation, public forums and visioning charettes. Integrated design is focused on holistic solutions. It looks at the building, site, or neighborhood as an ecosystem, with interrelated and interdependent elements that achieve optimal function in concert, not as isolated elements. Integrated design involves the application of a range of strategies to accomplish project objectives while providing other benefits simultaneously. Materials such as green roofs, porous pavement and rain gardens are better, more durable, more functional and arguably more beautiful than conventional materials. When properly designed, installed and maintained through a collaborative, integrated process, they are also more cost-effective and create more lasting value by providing clean air and water, healthy food, places for solace, socializing and play. These sustainable strategies can only be optimized, with these benefits achieved, through integrated design. However, the practice of integrated design remains a significant challenge to most, even those completely committed to the concept. If it is widely agreed integrated design is the only path to sustainable/renewable places, then why is it not embraced and accepted in all design/engineering circles? M Cost: The additional time from various consultants (and owners’ representatives) equates to either more cost, or discounted fees. While the design may cost slightly more, the long-term implementation savings usually pays for these costs – and then some. In order to demonstrate capital and operational cost value, lifecycle cost analyses must be performed, costing more in fees (or discounts). Value engineering is performed on conventionally-designed projects as a cost-cutting measure; truly integrated design negates the need for value engineering entirely, as cost/value benchmarks are measured for the entire system throughout the process. Cooperation: Integrated design requires close collaboration and cooperation amongst the various disciplines, which often compete for scope and project budget. When fees are based upon percentage of budget, there is reduced incentive to cut one’s individual scope to maximize the system. Team members must have mutual trust and respect, and be willing and open to constructive criticism and dialogue. Knowledge: Experience is the only way to achieve excellence with integrated design. Team members who are experienced with integrated design are especially critical to meet the growing pressure to achieve projects with compressed time-frames and budgets. Leadership: Commitment to follow through with the integrated design process by the owners is also essential. This includes the patience to allow the team to pursue ideas that may seem irrelevant or far-fetched on the surface, but can lead to some of the most innovative, valuable solutions. The proliferation of integrated design and holistic, living architecture and infrastructure practices will continue to lead to whole new economies and employment bases. Over the next 50 years, virtually the entirety of North America’s roads, buildings, and landscapes will need to be refurbished or rebuilt. This offers the opportunity for them to be renewed with restorative practices, informed by integrated design, in a way that creates more vital environments, a robust economy and long-term beauty. Time: Integrated design requires a greater level of participation from all of the members of the design and construction team of a particular David J.
