GREEN ROOF PRELIMINARY ASSESSMENT
In 2014, The Philadelphian on the Parkway was in the process of planning the long
overdue replacement of the Social Room Roof. The facilities management department
had contracted with Systems Design and Analysis, Inc. (SDA), a trusted roof consultant
for past projects at the Philadelphian. After careful consideration, SDA concluded
that a "vegetated assembly should not be installed on this roof. A low flashing height
below the windows is a risk not worth taking. The roof deck is flat and the windows are
less 10" above the deck". SDA recommended an 80 mil PVC roof membrane applied
directly to the concrete deck with R-20 insulation and covered with two foot square
decorative pavers.
The Owners Association wanted a green roof and I got involved to see if a vegetated
system could work. We agreed that a positive slope to drain is preferable for a green roof
assembly, however, we were able to recommend an extensive green roof system designed
specifically for 0 / 12" slope using 1.575" deep Floradrain FD-40 E. This depth compensates for ponded water at low spots in a flat roof system.The concern raised by SDA
regarding green roof flashing heights was eliminated because flashing details against,
walls, windows and perimeter edging would remain exactly as designed by SDA.
