Investment Strategies with Jessica Myers
2 percent of hotel owners are African Americans, yet African
Americans spend over $1 trillion in travel annually.
W
hen the NEWH Equity, Inclusion, and Diversity
(EID) committee approached Jessica Myers and
Davonne Reaves-her partner in their Atlantabased
commercial real estate investment firm Epiq Collective-
to speak during its May EID Dialogue (a recording of which can
be found at newh.org), we did not know that we were going to
get a dynamic duo that inspired and motivated many of our
listeners. We wanted to know more about how they got started
and whether they had any investment strategy pointers to offer,
so we reached out to Myers for a little insight.
The Atlanta-based Myers advises that you start with the end
in mind. " For so long we (African Americans and women) have
been left out of the ownership conversation. Now is the time
to close that wealth gap by increasing our knowledge base in
the investing space. " Myers also informed us that fewer than
A real estate developer and investor, Myers is passionate about
teaching ground-floor principles in real estate to build family
legacy. Just recently Myers and Reaves made headlines for
being the youngest Black women to acquire a hotel, a Home2
Suites by Hilton in El Reno, Oklahoma. This deal, valued at over
$8 million, is only the beginning for Epiq Collective.
Myers got her start as a wholesaler in real estate. " I always
saw the sign, 'WE BUY UGLY HOUSES' and wondered, 'who
would intentionally buy an ugly house?' " she explains. " Until I
understood 'ugly' is really 'opportunity.' " The goal is to purchase
the asset at a price discounted enough to allow you to make
improvements and repairs to increase value. This will allow you
to generate a profit.
Having just started in 2015, Myers has renovated over $15
million in real estate. Now, through her brand, itsJessicaMyers,
she has been helping other investors create a clear path to
financial freedom. Here, she shares her five steps for getting
your start as an investor.
SET A GOAL
It is important to plan with the end in mind. Break down your
goals into short-term (three to six months), mid-term (six to
18 months), and long-term (two years or more). Have specific
projection numbers of what you need to generate within that
time.
Now that you know your numbers, build the criteria for the type
of project you are willing to do. This will be based on capital you
have access to, the time and skill you must dedicate, and who
will manage the project for you. One misconception is thinking
you must have all these elements alone. Here is the thing:
