If you do not have any of the above, partner with someone who
does! Partnerships help distribute the risk and can help save time.
Partner with complementary investors-those who have what you
do not and are aligned with your vision.
Know the limits of how far you can go with capital, time, and skill. It
is best to dial up the aggressiveness of the investment so that you
can learn, then gradually grow into larger projects.
IDENTIFY OPPORTUNITY
Now that you have identified your goals, it's time to start looking
for deals. Understand your criteria based on your goals. If you do
not have the time to find a deal, have players on your team who can
help. A wholesaler helps you find off-market properties to maximize
earning potential on a project. And a commercial real estate broker
will help you find listed properties that need work.
Based on the criteria you set, you can determine if the deal is worth
adding to your portfolio to get you closer to your goals within the
designated amount of time.
BUILDING A SKILLED TEAM
Once you have identified an opportunity, understand what
skillsets are needed to execute the deal. You do not have to know
everything about real estate to have success in investing, but you
need to have someone on your team that specializes in what you
do not. For example, if you do not have much time to manage the
asset, and you would like to be a passive investor, you need to
partner with or hire a team that will manage the asset as an active
investor. They are hired to ensure your interest is protected.
Other important players on the team are attorneys to review
contracts, insurance agents to ensure your project is protected,
and a CPA to ensure your books are in order.
TAKE ACTION
Ready, Set, Go. You have thought long enough, now is the time
to act! But first, you want to make sure you are ready. Here is a
checklist of business fundamentals you should have.
* A business license: Register your business with your respective
secretary of state and apply for an EIN number from the IRS.
* A business bank account: To ensure all your business expenses
are kept separate from your personal.
The ultimate way to play the game is cashflow, with residual income
flowing to you without you having to put in additional work. By
taking advantage of opportunities, big or small, you can build
generational wealth.
BE ACCOUNTABLE
After each deal is made, and your real estate portfolio continues
to build, be sure to keep track of where you are compared to
the numbers you set in your goals. Also, do an autopsy on your
success. Know what worked and did not work in the project, and
what you can do to move forward. This is how you develop a
system, by knowing what you did, where you need to improve, and
how to do better with new projects.
