Fraud Alert System

Have you ever purchased a property or recorded a deed
and then quickly received friendly and "helpful" offers
to obtain a copy of your deed for a mere $75? Are you
aware of property conveyances, reported earlier this year
in Philadelphia, where decedents miraculously arose
from the dead to sign deeds before notaries
to transfer their properties to a convicted
criminal, who then flipped the properties for
substantial windfalls?

Robinson and her staff are working to
protect Bucks County residents from
instances like these. To combat identity
theft and to insulate Bucks County
residents from predatory marketing
techniques, our Recorder of Deeds
launched a new fraud alert system
in January. In three months, almost
900 individual have registered, but
the program is just getting started. It's
important for Bucks County attorneys
to be aware of the system and to alert
their clients to this helpful tool.

After viewing a commercial offering a private fraud
service for a fee, Ms. Robinson realized that her office
could provide an even better service at no cost. Through
its recording vendor, Landex, her office now offers
a web-based portal, where any Bucks County
landowner may register up to five variations
of a name. If a deed is later attempted to
be recorded under a registered name,
the owner will be immediately alerted,
preferably by text message or by other
requested means.

this vital information with your
clients, and warn them not to ever
purchase any copies of deeds. Of
course, original deeds are returned
after recording, free of charge, to
the landowner. 
