What to ask once you do start meeting with remodelers
Are you registered with the state's
Home Improvement Contractor
Registration (HIC)? If they are they
should be using this number in their
ads, on their vehicles, contracts, etc.
Do they arrange for the building
permit? (The person who obtains
the permit is the contractor of
record and therefore liable for the
How long have they been in business
in the community?
Can they supply references from
customers and /or suppliers that they
Do they take care of warranty work
and come back out to fix the product
if issues arise?
Are they willing to come back several years later to fix a problem?
Do they carry insurance that protects
you from claims arising from property
damage or job site injuries? If they are
registered with the state they should
be properly insured, but you can always ask for a certificate of insurance
Will they be providing a written estimate/quote before work begins and
then a written contract with the type
of work to be performed; this protects
both of you, provides a fair payment
schedule, contract and complies with
local, state, and federal laws?
MAKING A DECISION
It is now time to make a decision and
should not necessarily be based on price.
Take into consideration the answers to
the above questions. Make sure you are
compatible with the contractor you select.
Beginning your project with mutual
expectations will go a long way towards a
smooth remodel. You may spend a lot of
time with your remodeler so it's important to have a good rapport and trust
in him or her. It is not just the rapport
during the current remodel project, but
hopefully it can become a long-term
relationship for all your up and coming
Hiring a Reputable Contractor in PA
If you're planning a home project or remodel, hire a professional with excellent credentials. The best results are achieved
when professionals do the work.
Doing your research upfront is the single biggest step to making sure that the job gets done right.
Use this checklist to help you select the right contractor for the job:
Do they belong to the builders association? PBA members are respected professionals in their communities and
have access to the latest industry information and training. They are invested in their profession and are
committed to service, integrity and stability. Your local builders association is the best place to start your search.
How long have they been in business? It typically takes 3 - 5 years to establish a financially sound business. Will
they be around after the construction is complete to service any warranties?
Do they have a permanent address?
Will they provide you with references? Great references should not be hard to find for a reputable remodeler who is
established. Ask those references if they would hire the contractor again.
Have you seen their work? Both completed and in progress?
Are they accessible? How promptly do they return your calls? Remember, you will need to be in contact with them
throughout your project and possibly afterward.
Will they provide a clearly written contract?
Be cautious of unusually low priced bids and always get more than one bid.
Ask if your contractor builds to Pennsylvania's statewide building code. If they use sub-contractors, do they also
build to code?
Home improvement contractors in Pennsylvania MUST be registered with the Attorney General's office. Although
this registration is not an endorsement of the quality of their work, is the law. Click here to verify the registration of
Ask for an insurance certificate to verify current workers' compensation and general liability insurance.
