Soit une rémunération totale de 22 858 €, contre 10 200 € pour le VRP salarié. Au-delà de cette
frustration de ne pas avoir l'impression de percevoir ses commissions, le VRP gagnera considérablement moins bien sa vie que l'indépendant. Évidemment, s'il ne fait pas de chiffre ou peu de

Dans des conditions équivalentes, un salarié serait embauché avec un SMIC + environ 7 % de
primes brutes sur ses ventes. Voici une simulation de sa rémunération afin de parfaire les comparaisons de statuts. Ici, le salarié percevra son SMIC soit 1 539,42 € bruts en 2020, même les
mois où il ne fait pas de vente. C'est donc le cas pour janvier, février et mars. En avril, il touchera
son fixe plus une prime brute de 7 % sur les 11 500 € HT de sa ou ses ventes, soit 805 €, donc
en tout 2 344,42 €. Il en est de même pour les deux mois qui suivent.

Au final, le négociateur salarié en fixe plus commissions aura perçu 12 145,72 €. Ce qui est
presque équivalent au VRP, mais avec une sensation de réussite les mois de ventes. Nous confirmons donc le fait que le statut le plus intéressant pour un négociateur qui réalise un nombre correct
de ventes est le statut d'indépendant.
A contrario, c'est le statut de VRP avec avances sur commissions qui est le plus intéressant pour le
dirigeant lorsque le négociateur réalise un nombre correct de ventes.
V. Les challenges
Les négociateurs immobiliers sont, avant tout, des vendeurs. Et même si leur rémunération comprend déjà des primes en cas de vente, les challenges sont une bonne solution pour les motiver.
Les challenges pourront prévoir des rémunérations financières ou des avantages non financiers en
fonction des capacités de l'agence, de ses valeurs ou tout simplement de ses souhaits. Mettre en
