et en préservant notre environnement immédiat. L'effondrement d'immeubles à Marseille, l'incendie
de Notre-Dame et l'incendie de l'usine Lubrizol de Rouen sont des sujets anxiogènes lorsque
l'information semble insuffisante. Le diagnostic immobilier permet de répondre à ce besoin d'information.
Cette profession récente en construction répond plus que jamais à un besoin.1

Le rôle des diagnostics est, en effet, de mettre en évidence des dangers dus à des pathologies et à
des erreurs commises, de préciser la vétusté des installations, d'informer sur l'état de dégradation
des biens et d'évaluer leurs performances, par exemple énergétique.
Ces expertises techniques doivent être exécutées par une personne qui présente des garanties
de compétences certifiées par un organisme accrédité et qui dispose d'une organisation et des
moyens appropriés.
Par exemple, lorsque le propriétaire d'un immeuble charge une personne d'établir un dossier de
diagnostic technique (DDT), celle-ci lui remet un document par lequel elle atteste sur l'honneur
qu'elle est en situation régulière au regard de ses obligations de compétence, d'assurance, d'indépendance
et d'impartialité. Dès lors, le diagnostiqueur est bien un opérateur qui dispose de
compétences propres.
La profession regroupe aujourd'hui plus de 10 000 professionnels certifiés sur l'ensemble du territoire2
