AMC Readies South Carolina Properties for Reopening
Three properties in South Carolina
that were closed three years ago
due to mold issues have undergone
complete reconstruction, which will
be completed in March, announced
AHEPA Management Company, Inc.
(AMC).
The apartment buildings for low-income
elderly ages 62 and above
include: AHEPA 242
Apartments, Greenville,
S.C., a 48-unit building; AHEPA 284III Apartments, Columbia, S.C., a
43-unit building; and AHEPA 284IV Apartments, Columbia, S.C., a
38-unit building.
AHEPA senior apartments are
section 202 HUD properties and
require an application process and

qualifying income. Rent-up will be
done in three phases. Previous residents who were requested to move
and desire their original unit back
will be able to set up an appointment
to do so. A second wave of residents
will consist of past residents who were asked
to move but do not want
their original unit back
or want to change buildings. A third wave will be
units available for the general public
who qualify. AHEPA 284-III and IV,
Columbia, will be available March 15
to 17. AHEPA 242, Greenville, will be
available March 22 and 23.
Robert Dine, Dine Company, is
the construction consultant spearheading the reconstruction for AMC.

AMC Opens Woods Senior Living
Center in Indy
The AHEPA Management Company, Inc. (AMC) has opened Woods Senior
Living Center, Indianapolis, to residents aged 62 and older. Woods is a 50-unit
affordable housing for the elderly property subsidized under the U.S. Housing
and Urban Development Department's 202 Program.
The management company began taking applications in November
and rent is income-based. According to a regional manager for AHEPA
Management Company, it is anticipated the property will be fully occupied
by July 2016.
The Woods Senior Living Center is a three-story apartment building with
unfurnished units of 540-square-feet. Amenities within the property include
a community room, and the property is in close-proximity to shopping and
restaurants. Woods is also adjacent to another property managed by AMC,
The Woods at Crooked Creek, an 811 HUD-subsidized property with 15 units
for the physically aged 18 and older.

Project Team Architect Charles Slate,
AWHS Architects, Greenville, was
instrumental in providing a thorough
project programming which was
implemented by two general contractors, Clayton Construction and
Jon Scot Construction. ESC Carolinas
Environmental Engineers and BioTek
Environmental rounded-out the team
that have brought the facilities to
final completion.
According to Dine, the reconstruction required the replacement
or rebuilding of many building components and equipment, exteriors,
windows and interior spaces.
"Everyone involved took a special
interest and care in the rebuilding
process to assure the returning residents and new prospective residents
of comfortable, clean accommodations in their homes," Dine said.
Attorney John Hayes, Hayes Law
Firm, Charleston, S.C., represented
AMC throughout the closing of the
three properties and evacuation in
2012 of more than 120 residents and
litigation seeking costs and repairs
for the buildings. Hayes Law Firm
saw that damages were collected
for the cost of building repairs and
consequential damages that were
a result of the defective buildings.
Getting the elderly and infirmed tenants back into their homes after they
had to be evacuated for toxic mold is
a big win for all involved.
