PEACHSTATE HOSPITALITY BREAKS GROUND IN LITHIA SPRINGS, GEORGIA, ON DUAL MARRIOTT DEVELOPMENT PeachState Hospitality, LLC, is continuing its rapid growth with the groundbreaking of its twelfth and thirteen properties in Lithia Springs, Georgia, which is a part of the Greater Atlanta market. The Lithia Springs dual project is a Marriott-branded development with two properties under one roof: a Courtyard with 89 keys and a Fairfield Inn & Suites with 72 keys. PeachState's sister company, Divine Development, is the project developer. The construction is expected to be completed by the fall of 2017. The hotels are expected to create in excess of 40 new jobs. While this is PeachState's first entry into the Greater Atlanta market, it and Divine Development have two more properties under development in the Atlanta market in addition to three other projects in Georgia and Texas. BPR PROPERTIES BEGINS ADAPTIVE REUSE PROJECT IN PETALUMA, CALIFORNIA Perry Patel, a partner of the project developer BPR Properties, is planning a complete hotel conversion beginning this month. The Petaluma, California, historic and iconic silk mill building is on its way to getting a major seismic overhaul and a new life as a 76-key boutique hotel. "We're pretty close to starting the actual construction work inside," Patel told the Argus Courier in a late-August interview. "When you're working with an old, existing building, it just depends on what you uncover while you're working through it. But thus far, it has been pretty smooth." Closed down since 2007, the vacant building became a frequent target for break-ins. BPR received approval in February to convert the building into a hotel. "It's amazing to be able to walk in that building and go on the second floor - it almost feels like you are seeing a football field in there. It's massive. It's beautiful seeing it all cleaned up," Patel told the Argus Courier. 12  | OCTOBER 2016 | TODAYSHOTELIER.COM SHG MANAGEMENT BUYS HISTORIC HOTEL IN LITTLE ROCK, ARKANSAS, WITH PLANS FOR $5M IN RENOVATIONS by ALEXIS HOSTICKA SHG Management, LLC, of Sherwood, Arkansas, purchased the Legacy Hotel in downtown Little Rock for $2.85M with plans to spend another $5M in renovations. The hotel, originally named Hotel Freiderica, opened in 1914, and in 2003 was added to the National Register of Historic Places. Director of operations for SHG Management Kishan Patel said the group decided to purchase the hotel due to its history and location, with plans to use the hotel's original name after renovations are complete. "I think most of the partners were pretty convinced that it's a nice old property with a lot of historic value to it," Kishan Patel said. The new owners see downtown Little Rock growing and becoming a hub for business - citing the Little Rock Technology Park, the first phase of which is scheduled to open early next year. Renovations on the 65,000-SF building are set to begin in October and wrap up in April. The hotel will remain open throughout the multi-phase construction process. Kishan Patel said the building will undergo major cosmetic renovations but structurally will remain the same. It will be styled and designed as a "boutique" hotel, he said. Plans include new colors on the building's exterior and a facelift of the bar, kitchen and restaurant, which the new owners plan to lease. The lobby will retain its marble floors and dark wood trim. The hotel will operate under the Choice Hotels flag.
