Amenities, style
and function
Developers and home owners look for modern design, practical use of space
hat do clients want?
It depends on who
you ask. Whether the
client's the owner of a
single-family residence
or a multi-unit developer, a young
professional or an empty nester, the
answers will vary.
We talked with Brent Schipper of ASK
Studio, Des Moines, Howard Hirsch,
president and David Genc, director
of design at Hirsch Associates,
Chicago; Steve Jaskowiak, principal
architect, West Studio, Elmhurst, IL,
Jim Fraerman, principal, Fraerman
Associates Architecture, HIghland Park,
IL and Russell Peterson, principal, Clever
Architecture, St. Paul, MN.
The consensus was that rising rental and
construction costs mean compromises
for both multi-unit housing developers
and single-family homeowners. And while
clients may be giving up space, they're not
willing to sacrifice amenities.

Amenities abound
For developers, amenities are key to
attracting renters to high-end buildings.
With interior apartment space shrinking,
young professionals enjoy gathering in
public areas within the building. Roof
decks, barbecues, pool and spa areas,
fire pits and lounge areas with outdoor
TVs are popular. Other perks include
secure lockers with electronic codes for

"Price is very important because of
rental and construction costs. Although
apartments are getting smaller,
people are looking for a higher level
of amenities," says Howard Hirsch,
president of Hirsch Associates.
