Dropping the Ball
Atlanta apartments scrap tennis courts
for more desirable amenities

n recent years, multifamily
properties have been ditching
tennis courts in favor of new and
improved amenities. Not only are
tennis courts incredibly expensive to
maintain, but today's residents simply
prefer other property features.
"Tennis courts were a popular
amenity in the 1970s and 80s but
became outdated in the multifamily
industry 10-15 years ago," points
out Ryan Young, Project Manager
with TriBridge Residential in
Atlanta. "Today's apartment renters
are seeking amenities where they
can socialize. We've seen a huge
emphasis placed on outdoor gathering
spaces that create a greater sense
of community."
This anti-tennis trend isn't exclusive
to Atlanta area apartments. As it turns

out, tennis courts are fouling out across
the nation. According to the 2017
National Multifamily Housing Council
(NMHC)/Kingsley Associates Renter
Preferences Report, the majority of
renters place reliable cell reception,
secure parking, a swimming pool and
fitness center at the top of their amenity
wish list. In fact, tennis courts weren't
even mentioned.
Jennifer Arrington, Property
Manager of Aspire Perimeter
Apartments, says the decision to
remove their community tennis courts
was a no-brainer. "This space was not
utilized nor was it a requested amenity
or selling point for our guests," she
explains. "Renters are looking for
amenities that add convenience and
save time without traveling too far
from home."

ACE AMENITIES
While most renters consider tennis
courts passé, this doesn't mean they
aren't looking for ways to break a
sweat. Case in point: 82 percent of
renters are interested in communities
with a fitness center, according to
the NHMC/Kingsley report. Of those
renters, 55 percent won't even consider
a property without a gym.
Arrington says Aspire Perimeter's
state-of-the-art athletic club has been a
huge hit with residents. "With an onsite
fitness haven for our residents, we are
providing them the convenience of a
healthy lifestyle within steps of their
front door," she remarks.
In addition to fitness centers, many
properties are adding gathering
areas where residents and guests can
