"Our goal is always to turn an apartment in five business days or less so the
pre-move out inspection is important to

or other items," said Lincoln. "There is a
checklist for the vendors and our employees to use, but we want them to put their
hand on everything they can touch to
make sure it is operational, clean and
meets our aesthetic standards."

touched up in areas, we use our in-house
staff, but if it's a total apartment repaint,
we use an outside vendor," he explained.
Carpet is cleaned unless it requires
replacement, said Allison. "Seventy-five
percent of our carpet replacements are
due to pet damage," he said. "We do use
the same carpet throughout a property
to make it easy to replace, and we use two
different Atlanta companies who keep the
carpet in stock for replacement."
Allison addressed the issue of getting
keys to and from vendors with the use of
smart locks, which can be programmed
to enable vendor access to the apartment during the turn process, then easily changed to discontinue vendors' access

and enable resident access. "Extra key
security is provided with a KeyTrak or
HandyTrac system, which provides extra
protection for owners," he added.
Being prepared before a turn is needed
is a critical component of Cavanagh's process. "We have a list of vendors who have
been approved and with whom pricing is
already negotiated," he explained. "We also
have identified standard carpet schemes,
so vendors know what to keep in stock, and
what supplies will be needed for the turn."
