According to marketing research company GfK, more
than half of all U.S. consumers are now using smart
home/IoT (Internet of Things) connected devices to
control or automate functions such as entry, temperature
and lighting. But the multifamily industry has been
much slower to adopt this tech, reluctant to make the
investment when there's no way to predict their ROI.
That's finally beginning to change, at least when it
comes to building new apartments. "We're starting to see
many of our owners trying new things; they dabble a little
bit in the latest and greatest, like smart locks or smart
thermostats," said Sherry Freitas, Greystar's Managing
Director, real estate strategic service. But adding this
technology piecemeal isn't the best approach. "We
find that creates a broken system; smart technology
should provide a good experience from the beginning
to the end."
BENEFITS FOR RESIDENTS, STAFF AND OWNERS
When Greystar considers smart devices for its own
properties or for those it manages, it looks for three

things. First, the technology needs to enhance resident
experience; second, it needs to make team members
more efficient; and third, it needs to bring value to
the owners.
The resident experience should be seamless,
starting with leasing. Customers should be able to view
apartments, sign a lease and move in without having
to do anything in person, if that's what they prefer. "It's
developing technology so that we can do business
with our customers the way they want to do business,"
said Freitas.
Residents don't want to have to use different fobs or
apps when they enter a building, unlock their doors, visit a
common room or use an elevator. "What we're trying to do
is link all those, so you use the same device for everything
from the time you enter the building," said Freitas. The
system might also incorporate ways for residents to
control temperature or lighting within each unit.
The site team needs to manage the
customer-facing experience of this smart technology,
so they want a system that's easy to use, said Freitas.
