COVER FEATURE: THE EDUCATION ISSUE

Behind the Initials

AAA currently offers a number of designation programs,
each designed to help a multifamily professional enhance
their knowledge and advance to the next stage of a career
BY SANDY SMITH

MELISSA WHITE, DIRECTOR of Property Management
at Perennial Properties, had been in the industry for more
than 14 years before she pursued a designation as a Certified
Apartment Manager.
One might think with that experience, she already knew
everything she needed. "There is always room to learn, regardless of the role that you're in," White said. "I wish I had done it
sooner. It would have helped me so much in the struggles that
I did experience."
It's not that she didn't see the value of the education before.
Always busy working on a lease up, "I never made
myself a priority."
But the designations have paid off for
White and for others like her. Tracy Bowers,
Managing Director for Matrix Residential
and Co-Chair of A A A's Education
Committee, believes that credentials offer
a path to success.
"Every property has a pretty complex business strategy," she said. "That's
important for the on-site people to understand. If you're the manager or assistant
manager or leasing agent who understands the business strategy, you'll be much
more successful."
The credentials offered through AAA also
mark a maturing of the multifamily market in
Atlanta, said Jane Fullwood, AAA Education

Consultant. "It has grown from the days of a discount on your
rent, if you were the Resident Manager, to truly an opportunity
for a career in real estate management. We no longer offer jobs,
we offer careers with great potential."
A NEW CONFIDENCE
Griff King was new to the industry when he was sent to the threeday training program for Atlanta Multifamily Professional
(AMP) credentials.
Now a marketing representative at Matrix Residential's
Millworks, he had the misfortune of graduating with
a degree in landscape architecture in 2009-at the
height of the economic recession. "I couldn't find
anyone hiring. I started taking odd jobs here
and there and doing freelance design work,"
King said.
He met a friend, who introduced him to
the multifamily industry and to Matrix. "It
was an opportunity to stay in the property
industry," King said. "It's the same body,
just a different vein. I didn't have any sales
training, or any training at all to call myself
a leasing professional."
Within his first month on the job, he was sent
to AMP training. "It just gave me a broader perspective on how to utilize my skillset. In design,
you create something that your clients want based
on their specific style. The same can be said
