Georgia Apartment Industry Education Foundation addresses
the need for entry-level talent in the apartment industry

WHAT'S DRIVING THE need for entrylevel talent in the apartment industry?
Dr. Debbie Phillips, President of the
Georgia Apartment Industry Education
Foundation (GAIEF), sites three reasons:
* Growth in the multifamily industry,
with some 25,000 new workers needed
by 2020. "This is not just replacement
workers," she said. "It's new talent that
is needed to meet demand."
* Career advancement. "There's a lot
of upward mobility in the apartment
industry," she said. "That's creating a
ready chair for entry-level talent."
* Increasing sophistication of skills due
to technology. "We need talent with a
diverse skill set," she said.
DRAWING IN NEW WORKERS STARTS
WITH EDUCATION
Finding the next generation of workers starts long before they fill out an

application. They have to know that there
is a multifamily housing industry in the
first place.
That's the work of GAIEF, which offers
programs for students from middle school
through college, as well as in technical
schools, career academies and workforce
organizations.
"We expose people to our industry
in a variety of ways," said Dr. Debbie
Phillips, GAIEF's President. "The
Georgia Apartment Industry Education
Foundation is a holistic model, really a
one-of-a-kind program that other states
are using as guide for best practices."
GAIEF works with our members to provide speakers for classrooms and student
organizations, or to serve as judges at student competitions.
"We are strategic in our approach
to how we connect students to industry," said Lisa Russo, AAA's Foundation

Coordinator. "We have industry professionals in marketing rolls meet with
students interested in marketing, public
relations and graphic design, for instance.
That resonates a lot more than if they
were to meet somebody from a different
side of the industry."
It has not been an easy problem to solve,
said Mitch Harrison, GAIEF's Chairman
and President/CEO of First Communities.
"The world of academics is filled with layers and you have to do a very thorough
job of creating relationships within the
Department of Education and within different teaching institutions. We're on the
cusp of really doing great things."
A curriculum is in place, partnerships
have been developed and students are
being drawn to the industry. But sometimes, all the best-laid plans require just
a touch of luck, too. Take Shannon Crane,
