to millennials and engage them in
homeownership, you have to consider
their priorities," says Jim Harting,
chief marketing officer of Hampton
Products. Convenience is a priority for
millennials, which means they want
technology that offers smart features,
he adds.
"Smart appliances, integration
of lights, audio and security within
one interface, and remote control of
blinds and curtains are important to
this population," says Harting. "While
curb appeal is a key factor for baby
boomers, homebuilders need to realize
that millennials focus on what is inside
the home."
The quality of an internet connection
for multiple devices in use at one time
is critical to a millennial's lifestyle.
Builders can easily prewire a home
during construction to create a strong
wireless signal throughout the house,
points out Harting. "Keep in mind
that the router needs to be placed in
the center of the home for the best
coverage, but wire the home to provide
multiple areas for router placement
to give the homeowner choices," he
suggests. "Placing USB connections in
multiple rooms, even bathrooms, are
also added conveniences that younger
homebuyers appreciate."
Another idea is to prewire for
equipment that will broadcast the
signal throughout the house, suggests
Buddy Wynn, owner of Wynn
Technology Solutions. "Not only does
the Luxul equipment we use broadcast
throughout the house, it also provides
a Wi-Fi signal on the patio, pool or
other outdoor area."
Although many security systems,
lighting controls or thermostats can
operate on a wireless connection,
wireless is not always the best choice,
says Ron Rimawi, president of Digital
Interiors. Because these systems
communicate on a radio frequency,
multiple frequencies in use throughout
the house have the potential to
interfere with each other, or can
be blocked by a large appliance or
other structures in the house. "Wired
systems are more reliable and more
secure," he adds.

While the perception of prewiring
homes is that it adds cost to the
building, the reality is that it
represents a small percentage of the
total cost, says Rimawi. "Typically,
it might add between four and
10 percent, depending on whether
a basic package that offers easy
connection to a security system,
some speakers and a thermostat is
provided or a more extensive package
with connections to smart televisions
or other devices in multiple rooms
is installed."
"Options for wiring smart lighting
controls, music systems, thermostats
and security systems in new homes
are available in other cities but they
are not as common in Atlanta," says
Rimawi. Home automation packages
that offer basic services with options to
upgrade can be an effective marketing
tool for millennials, he adds. "I see
condominiums and townhomes
offering the options more than
single-family homebuilders."
If a builder offers specific
technology, be sure it works with any
technology platform regardless of
whether the homebuyer relies on an
iPhone or an Android phone, suggests
Harting. "Our newest smartlock
provides the flexibility to work with
any broadband coverage and the app
works on any phone," he says. "We sell
directly to the builder, so they know
that the homebuyer will be able to
use it without being locked in with a
single provider."
Prewiring new homes to handle
technology is essential today, says
Wynn. "I also advise builders to future
proof the home," he says. "Think about
all of the ways today's technology-savvy
millennial uses smartphones, tablets,
smart televisions and other devices,
and provide the infrastructure before
construction is finished."

Buyers
Millennials may expect a new home
to have the capability to handle
smart devices, but builders can
meet their expectations by planning
ahead to prewire and design access
points that provide the convenience
this generation values.
Features such as blinds or
curtains that can be operated
with a remote controller or even
programmed to "react" to light,
heat or a specific time of day are
nice, but probably not on the
must-have list of most millennials.
Builders can differentiate
their homes and show that
they understand the younger
homebuyers' needs by including:
* Charging stations - The
traditional "kitchen desk" must
now be a space with plenty of
room (and outlets) for the family
to charge phones, tablets and
other devices.
* Strong wireless signal
throughout the house - Children
and adults need to connect from
any room with any device.
* Numerous outlets - In addition
to the charging station in the
kitchen or other room such as a
foyer, it should be easy to plug
in at the kitchen island, in the
den, on the deck or patio, or
anywhere else.
* Energy efficiency - In addition
to Energy Star-rated appliances,
the value of programmable
thermostats is appreciated
by cost and environmentally
conscious millennials.
* App-driven technology -
Homebuyers want to be able
to control their smart home
functions - lights, HVAC,
security - with their smartphones
and easy to operate applications.
