Virtual Tours Make
Homes Memorable

After looking at dozens of new
homes online, buyers often have
trouble remembering the specifics of
each location. Photos and traditional
videos, while helpful, fall short
in capturing the real essence of
the home.
3D home tours provide that missing
element, giving buyers an experience
that will help a home stand out from
others. "I want to give them the best
way to view a property, to get engaged
with it, so ultimately they want to
get in the car and go look at it," said
Jon Showe, founder of VantagePoint
3D, which produces virtual 3D property
tours of new and existing homes in
Atlanta and other Southeast markets.
Virtual tours are becoming more
and more popular. "Builders need to
differentiate their products from others
in various price points and locations
and share whatever story they're
trying to tell," Showe explained.
In late March the website Realtor.com
announced that it would be adding 3D
virtual home tours from Matterport
to its listings for sale and rental

properties. "Seeing a home is one of
the most critical but time-consuming
elements of the home shopping
journey," said Ryan O'Hara, CEO of
Realtor.com. With the 3D technology,
"We are giving home buyers the
ability to explore properties they are
interested in with virtual tours prior to
ever setting foot inside a house."
Unlike video walk-throughs, which
show a home through the videographer's
eyes, 3D tours allow house hunters to
explore the home in the way that they
want. "You can walk around the kitchen
island 10 different times and look at it
from 10 different angles, zooming in
on appliances. You can walk inside the
house, outside the house, whatever you
want to do. It's a very different kind of
experience that engages buyers and gets
them excited about it," Showe said.
When Showe opened his business
three years ago, home builders
used the 3D tours primarily for their
higher end homes. What builders
have learned, however, is that the
buyer for a $200,000 home is no
less sophisticated than the buyer

of a $700,000 home; millennials,
especially, expect this kind of
technology. Agents like it as well,
because they can forward the virtual
tour to their clients.
3D home tours cost about 13 cents
a square foot, which includes the
videography, still photography and
various views including a floor plan
and dollhouse view. Showe's company
embeds the tours into builders' websites,
Facebook pages and other social
media sites, so buyers simply hit play
to begin exploring. "For the builders
who do [embed it], their numbers
are staggering - 30,000 to 40,000
impressions. If they have a link to the
video, their impressions are like 200. It's
an enormous difference," said Showe.
Buyers spend minutes looking at a
3D tour rather than the seconds they
spend on traditional videos or photos.
"It's because of all the things they
can do," Showe added. "They can see
the floor plan, they can walk through
the home any way they want, they
can move to any part they want at
any time."
