In preparation for the project, Linbeck brought the full construction team together months in advance to survey different scenarios for constructing the project, and then break construction activities down into fundamental building blocks. Given the site constraints, cross-functional team groups were given specific building component and system assignments to research relative to cost and risk profiles. Through a series of peer-review work sessions, where each group presented recommendations on their assigned component, team consensus was reached as to how best to schedule the workflow. Linbeck employed Synchro, a macroscopic analysis and optimization software application to create multiple baselines and varying scheduling formats. It also tapped into Bluebeam 360 Field's five-phase punch list process and logistics diagrams for simplifying an otherwise complicated workflow. The reporting function divided activities by trade, region of building and completion status and opened communication so each trade contractor and the client knew what was remaining on the punch list at any given time. This lean approach reduced confusion and rework.
