THENOMMANETWORK

Residential Work - Coverage or No?
ANDREW STERGIOU
IN THE PAST, A NOMMA member had to make

some basic choices when evaluating his/
her business insurance program, the most
important of which price and coverage. Often,
one could not have both. We all know that
adequate coverage is important, but often in
the past, the cost for this was prohibitive and
in many cases, broad form insurance coverage was, simply, not available at ANY price.
That choice, or lack thereof, is a thing of
the past: NOMMA members are turning to the
NOMMA Insurance Program as a source for
economical prices, broadest coverage forms,
and adequate limits.
NOMMA Insurance Program provides
members who have superior loss experience,
the potential to lower their insurance premiums and receive the best possible insurance

coverage that is available in the marketplace,
with an admitted, licensed and nationally
known insurance carrier with a rating of A
XV by AM Best.
Since its inception, the NOMMA Insurance
Program has provided membership with coverages which were lacking in previous policies.
Many insureds found out, much to their dismay,
that they were, in fact, NOT covered for work
they were actually performing (Residential,
Tract Housing, etc).
Since the beginning of the NOMMA Insurance Program, a thorough review of each
insured's General Liability policies was undertaken by Alliant Insurance Services, Inc., to
determine whether NOMMA members were
actually insured for what they thought they
were paying.
We found that many policies lacked basic
coverages, used old, more restrictive policy
forms, or simply excluded residential work,
which comprised the bulk of many members'
work! That is equivalent to not having any
insurance at all.
Those policies were re-designed by Alliant
to include protection for work actually performed every day (including residential and
tract housing work), and updated to include the
latest and broadest coverage forms approved
by the various State Insurance Departments
around the country.
Many NOMMA members performing residential work, who have not as yet become
members of the NOMMA Insurance Program,
may still have no coverage per their current
general liability policy. We estimate that,
approximately 50 percent of the NOMMA
Insurance Program members did not, at one
time, have residential coverage and were paying for a policy that did not adequately cover
those needs.
NOMMA initiated the development of this
program to give its members:
1) Broader insurance coverage at a competitive price, consistent with the excellent
loss experience of most NOMMA members

2) Long-term insurance availability during
both "soft" and "hard" insurance markets
NOMMA members from New York to
California took advantages of the competitive rates and broad coverages and joined
the NOMMA Insurance Program. Many of the
NOMMA members changed to this program
primarily because of the deficiencies in their
current general liability policies (Residential
exclusions, inadequate limits, high deductibles), as well as for economic reasons. To
date, the average NOMMA insured has saved
on average over 15 percent annually on his/
her premiums.
The NOMMA Insurance Program provides
many advantages that the regular market place
can not offer. These advantages include:
1) $0 Deductible on the general liability,
workers compensation, and automobile
coverages (Except $1,000 Deductible for
comp/collision)
2) NO Residential exclusion
3) Ability to receive certificates of insurance
within two hours of the request
4) Broad and comprehensive coverage that
is needed for all NOMMA members
These endorsements and coverages are
especially important for NOMMA members
in the west coast, including California,
Nevada, New Mexico, Alaska, Washington
and Texas. Many builders will not accept
certificates of insurance without specific
policy wording found in the Additional
Insured Endorsement or without the above
endorsements.
