From small downtown districts to major corridors ripe for
redevelopment, communities throughout the U.S. are exploring a
variety of approaches to boost their economies, enhance quality
of life, and build long-term stability for residents and businesses.
Projects in four communities along the Eastern Seaboard demonstrate
a range of forward-thinking concepts, including creating or
rebuilding civic spaces, siting important new buildings in aging
downtowns, and optimizing land use along transit lines.

Downtown Revival
The communities of Middletown Borough, Pennsylvania, and
Martinsville, Virginia, both have projects underway that will
help revitalize their historic downtown districts. In Middletown,
a once-thriving post town along the Susquehanna River, urban
initiatives are focused on improving access to the downtown
area, enhancing the streetscape, providing additional parking,
and creating a town square and public plaza. Dewberry's team
of planners, engineers, historic preservation specialists, and
economic consultants are introducing modern concepts for robust
retail and community dynamics while preserving Middletown's
unique architectural heritage, ranging from a circa-1820 log cabin
to a pair of Queen-Anne style mansions.
In Martinsville, a major new building project will become
the centerpiece for rejuvenating a historic downtown block. The
New College Institute's (NCI) 52,000-square-foot academic and
training building, now under construction, has been designed by
Dewberry to accommodate expanded NCI educational programs
focusing on advanced manufacturing, entrepreneurship, and
healthcare. The site is the former location for the practice of Dr.
Dana O. Baldwin, a philanthropist, civic leader, and physician
who practiced during the early 20th century and helped establish
the rural area's first hospital for African Americans. The building
will include a grand lecture hall designed to host both NCI and
community events.
