“Commissioning ensures that you have met your goals, during construction and post-construction, and it ensures that you are meeting your projected energy savings. It provides a check and balance,” Curtin explains. He notes that commissioning agents bring a fresh perspective to the project and can provide valuable feedback or can spot potential problems. “I sleep better at night knowing that a third party has verified that the building is performing the way it was designed to perform,” Curtin says. “The greatest benefit to LEED is that commissioning must take place,” says Jim Sherry, director of facilities management for university housing at USC. The university was so impressed with the commissioning process when they opened their LEED Silver hall in 2005 that they are considering a voluntary recommission talking stick march 09.pdf 1 to coincide with the building’s fiveyear anniversary. Sherry explains that recommissioning will give university housing some concrete numbers to demonstrate the building’s energy efficiency, which will only strengthen its popularity on campus. The Green Quad, as USC’s LEED hall is known, has “attracted students and been well received by the student body” (see the November + December 2007 issue of Talking Stick for the full story about the Green Quad). Yeoman points out that LEED buildings can be used as a recruitment tool for a student population that sees anything green as “hip” and “trendy.” LEED also encourages the involvement of students in the design process. Yeoman explains that LEED follows an integrated design process where the architect, builder, commissioning agent, owner, and end user (students) are all part of the planning from 1:08 PM beginning to end. Unlike the old linear pattern, where the architect drew up plans that were handed off to the builder who in turn handed the building off to the owner, an integrated design process includes all parties around the table, all participating in each phase, from the design concept all the way through to the opening and beyond to post-occupancy studies. Curtin believes that the integrated design process can help get team members out of silos. The process may also open the door to include campus academic partners in construction management, engineering, or environmental studies.
