Different target markets will lead to
different decisions. "If you're focused
on first-year students, you might build
housing that has more opportunities to
develop strong communities," Collins
says; but if you're offering apartmentstyle housing to higher ranked
students, then luxury amenities may
be what draws them. In either case,
Collins suggests that the marketing
strategy should consider what students
can afford. "If you're at an institution
that enrolls students that don't have
resources, you don't want to build
housing that they can't afford to live in."
Determining competitive rent prices
for new student housing can begin by
observing the trends in nearby private
off-campus housing.
Collaborating with architects
during the planning process is crucial
in understanding construction trends
and what may or may not be best
for a particular institution. Many
architects have already partnered with
higher education institutions and have
attended conferences throughout the
United States, which equips them
with the knowledge of construction
trends in different regions. If you do
not have access to architects on hand,
information can be gathered from
other sources. James Bridgeforth,
associate director of housing at the
University of South Alabama in Mobile,
says that one resource he consults is
American School & University, which
provides information about shaping
facilities overall and can be used as a
supplement to direct collaboration with
architects. Bridgeforth appreciates the
