solution is more streamlined, and it
has the ability of talk-to-text so that
technicians don't even have to type if
they don't want to.
As for the greater campus, trying to
sell how this will increase efficiency and
gather more data for our computerized
maintenance management system
(CMMS) was a bit of a sell, but we've
been tracking maintenance labor time
sitting at a PC gathering this data, and
we've seen that average locations can
spend more than four hours per week
doing nothing but computer work now.
Mobile solutions should dramatically
drop that number.
Skinner: The monitoring system has
allowed us to be active partners with
campus police and residence life to
address fire safety issues in residence.
When the system is triggered, campus
police are dispatched to the unit,
and then - depending on the type of
incident - facilities, residence life,
or the city of Toronto Fire Service is
alerted. Residence life is now able to
target their programming to common
issues arising from alarm incidents and
tailor messaging as it relates to kitchen
safety, cooking, and fire safety. Campus
safety and campus police play a large
role in this program. It has increased
their connection with residents and
gives patrolling officers the opportunity
to engage with residents and facilitate
teachable moments.
Jahr: We are constantly in overflow
situations each year. We have continued
to increase our residential population;
in fact, we have recently built two
residential complexes and an honors hall
that we started last month, to be open
in the fall of 2017. We have institutional
support to continue to provide housing
for our students. We have a first-year
residency requirement and have
continued to push our enrollment
towards 40,000, and as a result we
must continue to build to support our
students. We have been creative in
our traditional room configurations

to provide three-person living
arrangements at a discounted price to
assist those students who have financial
hardships.

Talking Stick: Where do you usually
find the inspiration for new approaches,
products, initiatives, etc.?
Skinner: Our residents provide an
endless source of inspiration for new
approaches to our work. Something as
simple as a request for a new furniture
arrangement has led me to look for
new furniture that is both conducive to
student needs and will work for summer
conference guests and is visually
appealing.
I also make a regular practice of
looking outside the housing community
for new products and initiatives. School
boards, condo corporations, hotels, and
municipalities often have many products
or initiatives that can be adapted to
meet housing and campus goals. All of
these industries are made up of many
smaller communities with different
values, visions, and needs, much like
a university or college campus. They

provide endless examples for how to
bring groups together, gain insight, and
see new products in action.
Wetli: I take a lot of my inspiration from
industry when it comes to maintenance
operations. Personally I think that
facilities maintenance as a whole is
operating about where the industrial
maintenance industry was in the 1950s.
I see very few organizations focusing
on planned maintenance versus
reactive maintenance, and I see fewer
organizations understanding that 80
percent of a building's life-cycle cost is
in operation and maintenance and, as
such, putting a focus on data collection
and staff efficiency.
If you look at standard metrics,
even outside of APPA (Leadership in
Educational Facilities), in this regard
you'll find benchmarking in schedule
compliance, staff "wrench time" (time
spent actually performing work as a
percentage of their paid time), lead time,
and ABC type/analysis on the inventory
side and many other metrics that can
help drive a more efficient maintenance
program that will not only increase life
expectancy but will also reduce labor
costs.
Jahr: Our director and administration
are idea-driven thinkers and are
constantly thinking about what the
future will hold for our students.
With every project we have pushed
the envelope regarding coed living
arrangements, and in the fall of 2017
we are introducing pod-style living, with
multiple pods on a floor creating an
environment where men and women
will live on the same floors but still have
privacy in the restrooms. While this
concept is not new, it is a new concept
for our institution.

area do you think the next high-impact
innovation may occur, and what shape
do you think it could take?
