Designers of a brand-new YMCA building in Longueuil, QC, Canada, were faced with the challenge of providing an efficient and environmentally friendly means of heating the center’s swimming pool and many showers, while also balancing the widely varying occupant comfort needs of the different sports and fitness facilities. This was achieved by drawing waste heat from every possible source, including zones in cooling mode and the HVAC machinery itself, to serve as the primary source of hydronic heating. Non-renewable heating methods such as natural gas are utilized only when absolutely necessary to meet building demands.

The Northwest Maritime Center in Port Townsend, near Seattle, was designed to provide a community and educational center and a revitalization of the costal ecosystem simultaneously. The construction process was designed to remove more than 2177 Mg (2,400 tons) of contaminated soil from the coastline, and eelgrass was planted to expand the local salmon habitats. Meanwhile, oceansourced geothermal heat was used as the basis of an efficient HVAC system. Natural daylighting, open-air spaces, and operable windows also contribute to the Center’s LEED Gold certification.

525 W. Hawthorne, a 40-year-old condominium high-rise in Chicago, was facing mounting maintenance costs and tenant complaints due to its aging HVAC infrastructure. The designers were tasked with the overhaul of an occupied building and the need to bring it into compliance with modern building codes. By redesigning the boiler system, replacing the cooling tower, and installing a digital building control system, among other improvements, the designers revitalized the high-rise and saved its owners approximately $250,000 a year in utility savings and avoided maintenance costs.

The Battelle Biological Sciences Facility and Computational Sciences Facility, Seattle, are two new buildings at the Pacific Northwest National Laboratory, are one of only a handful of LEED Gold certified laboratories in North America. Water from the Columbia River serves as a heat source and sink, and other strategies such as sunshades and air-to-air heat recovery help to efficiently provide for the building’s HVAC needs. In addition, its design layout efficiency of 77% means that little space is wasted, allowing for a smaller HVAC system than design models predict.

California State University’s new Tanimura & Antle Memorial Library, Monterey Bay, Calif., was designed for efficiency, comfort, and productivity. For readers, good lighting, low noise, and thermal comfort are primary concerns, and the designers addressed these needs with high-performance thermal-glazed windows, louvers, and separate ventilation controls for each individual workstation. In addition, the under-floor air distribution system reduced the building’s design height by 3 m (11 ft) and lowered utility cost projections by $53.82/m2 ($5/ft2), contributing to a payback period of less than 7 years as compared to the cost of conventional HVAC systems.
