2013 Technology Award Case Studies
The reduced size of HVAC equipment
from the use of natural ventilation and radiant floors allows for less maintenance.
Using the ventilation fans for smoke
control removes potential fan-generated
noise away from the classrooms.

Energy Use
The predicted energy use from the energy modeling completed by Interface
Engineering using eQuest was predicted
at an EUI of 26.4 kBtu/ft2·yr (297 553
kJ/[m2·yr]). The reported energy use by
City College indicated a realized EUI
of 28.1 kBtu/ft2·yr (319 131 kJ/[m2·yr])
(approximately a 6.4% deviation between actual and modeled).
Energy use is shown in Table 1 with
kWh rounded to the nearest 100.

Conclusion
The team delivered the facility at no
additional cost compared to a standard
building with traditional HVAC systems.
The building’s lack of air handlers and air-

distribution mechanical rooms reduces the
need for penthouse or mechanical room
space. Also, the building only needed approximately 10% of the shaft space required for a similar traditionally designed
building. The dual-purpose atrium smoke
removal system and building integrated
photovoltaics further reduce the building’s
cost and energy consumption.
Finally, the construction team worked
with the owners, designers, engineers and
government agencies early to collaborate
on phasing, logistics, constructability,
approvals, quality and sustainability. An
open-book bidding process, building information modeling, phased construction,
and integrated methodologies for state approvals added value to the project.

Acknowledgments
The author wishes to acknowledge the
architectural design team of Pfau Long
Architecture and SVT/VBN, and the construction manager at Risk Bovis Lend
Lease.
