Challenges and
Successes
Some of the challenging
aspects of the project notes
Kamien were " coordinating
oversized dimensions with
end matched panels and
sequenced layouts especially
for the grand stairway feature
wall; areas like the stairway
and boardroom needed to
be coordinated well before
final field dimensions could
be taken in order to maintain
schedule. This took an
immense amount of field
coordination between Inter
Ocean, Eastlake Studio,
Skender Construction and
other trades. We pride
ourselves on being easy to
work with and always willing
to plan ahead. "
The stairway was very
noteworthy, he points out,
especially pre-manufacturing
the veneered panels, stair
risers and stage below
the stairs. " With the steel
being complete just before
our installation started, we
needed to ensure all final
dimensions and design intent
were coordinated flawlessly. "
Randolph agrees that
the stair has an impactful
presence, with an adjacent
wood feature wall that spans
the length of the staircase
and extends over 25 feet in
height. " It has a clean and
refined appearance which
required careful attention to
detail and expert carpentry.
Each reveal in the wall aligns
with a stair tread, which in
turn aligns with the railing
connections. The reveals also
allow for natural movement
of the high-rise building's
structure without damaging
the wall. Narrow recessed
linear LED lighting fills the
metallic black reveals to
create moments of light. "
The greatest challenge
was designing and building
a project during the height
of the Covid-19 pandemic,
he continues. " During this
time, the future of the office
was uncertain. With so many
unknowns, iManage and the
design team worked together
to create an office which would
allow for flexibility. Consistent
workstation standards
and technology are used
Company team worked in
close coordination with the
general contractor to ensure
a clear project scope directive
and cost, adds Kamien. " We
helped budget the project
while in conceptual phases
and hard bid the project once
the bid and permit drawings
were ready. To that end, there
was a grand total of one
woodwork change order on
this project for far less than
1% of the total woodwork
contract value. That does
not happen by accident.
The hard work and preplanning
put in by the entire
team made that possible.
With ever-changing lead
times on materials making
scheduling production and
installation difficult, we were
able to successfully meet the
schedule while exceeding
budgetary expectations. "
Inter Ocean has been
fortunate to work with
the Eastlake Studio team
on multiple high-profile,
intricate, challenging and
rewarding projects such as
iManage and others, notes
Kamien. " We work well as a
project team to understand
the design intent, what is
most important to the end
user and ultimately bring a
sense of who we both are as
companies to a project. "
