Revolutionary Evolution

HOW THAT'S CHANGING DESIGN It's tough to make good things better.
Marriott International's Deborah Huguely, vice president global design, and Janis
Milham, senior vice president and global brand leader, are facing down that challenge with Residence Inn and Courtyard. These two brands now represent 60% of
Marriott International's worldwide portfolio and own two of the largest pipelines
in the portfolio. Clearly, these growth engines are running full steam ahead with
no signs of slowing down. But, without revving up to meet the evolving needs of
current and prospective guests, even industry leaders like this duo can stall out.
Obviously, the core concepts-smart casual business moments at Courtyard, home-like design and functionality at Residence Inn-didn't need
revamping. How those concepts shaped design did. "In the past, Courtyard was
focused on the guestrooms," says Huguely. "Research has shown us that even
solo travelers want to engage with other guests. With that in mind we began
looking at how 'smart casual' would play out in the public spaces."
Huguely and Milham set out to make this shift holistic. Yes, the de rigueur
communal table is part of the gathering space persona. For Courtyard, though,
the invitation to get social is also implied in the variety of the furniture and
seating styles as well as the creation of semi-private spaces for small meetings
or quieter conversations. There's been a reorientation of the design priorities to

showcase the F&B platform, Bistro. "This created a revolutionary change. We
had to reconfigure the lobby to move the bar front and center, and we had to
support that by making the public spaces feel more 'night'," says Huguely. "This
informed the basic design roadmap-from the lighting program to the decision
to use less color and stress grays and blues. The goal was to find a palette that
was sophisticated and would last, but also one that would resonate in any
country, as we take the Courtyard footprint worldwide."
An upcoming growth spurt for Residence Inn in Europe-where the brand
will soon double its footprint-required a major rethink of the suites' design
staples. "The size of the typical bays was smaller, so we had to design differently. We had to narrow our focus to the core functional elements and the key
design drivers," says Huguely. The brand and design teams also saw the need to
establish more delineation between the kitchen, sleeping space and work area
without crowding a tighter floorplan. "Inline kitchens helped," says Huguely,
but so did the use of partitions and scaled-down furniture. Another key point,
says Milham, was to orient the FF&E so that the "living experience" did not
look directly into the kitchen or at the bed. "Designers and operators have to
think from the vantage point of the guest," she adds.
Lessons learned weren't just about downsizing and subtracting. "In Europe,
there's more demand for an evening F&B offer-seven days a week," says
Milham. "We had to adapt the existing footprint to include the right kind of
space within the public areas so that guests and locals could gather. We also
had spaces in the lobby that would serve for meeting or dining purposes;
however, that didn't play well in Europe, so we went back to having distinct
zones." What didn't change, says Huguely, was flexibility in the overall design.
These brand platforms invite owners and short-listed outside designers to
build out new looks and find fresh solutions. "We have a strategy, so the brands
stay on track overall, but 40% of our projects are customized in some way,
which allows Residence Inn and Courtyard to improve constantly." £
