Villaggio at San Luis Obispo

Villaggio at San Luis Obispo, located between Los Angeles and San Francisco, is being developed as a Mediterranean village-style continuing care retirement community
(CCRC). The community, which is expected to open in 2021, will feature 366 independent living residences, including villas, garden terraces, and piazza apartments, as
well as a resident-centered health center providing assisted living, memory support,
and skilled nursing care.
To deliver a Mediterranean setting, Villaggio will feature a centralized Village Piazza
with an open-air Main Street that houses multiple restaurants, a café, and courtyard
gathering places. On-site amenities will include a spa, swimming pool, wellness and
fitness center, movie theater, library, and creative art studio. The entryway to the
community will include a centralized fountain where residents can enjoy the lush
surroundings.
The eco-friendly CCRC is being designed to achieve LEED certification and will
integrate solar technology and water conservation strategies for landscaping. The
project plan includes protection of wetlands and preservation of more than 30 acres
of open space. Construction is expected to begin in 2019; Villaggio Communities (San
Luis Obispo, Calif.) is the developer.

phasis on creating places that are less institutional,
and efforts to define what home means to different
senior populations and translate that to design are
reaching a new level. For most people, possessions make a space feel like home and create an
emotional connection, but integrating those items
into a compact senior living residence is always
challenging. This requires communities to adapt
and support residents' design aesthetics.
2. Connection to community. Reducing a
sense of isolation is one of the biggest challenges
for senior living owners and operators. Emerging
models that address this issue include repurposing older properties that are more centrally located
within communities, where senior living is one
component of the greater campus. Additionally,
common spaces are being designed to encourage
interaction, support relationships, promote involvement in daily activities, and foster opportunities for
multigenerational interaction.
3. Support for staff. If owners and operators
take good care of their employees, those employees will take good care of the residents. Progressive
communities are looking at the Google model of
staff break rooms, providing lounge seating, ping
pong tables, full kitchens with free food, and sleep
rooms. Some are even designating a captain's table
in the main kitchen, where the staff can eat together
prior to serving residents. Access to the outdoors
and connection to nature are also desirable.
4. Details matter. No matter a project's size,
scope, or budget, paying attention to design details
will make it feel like home, foster community, and
support staff. Resident-directed care, which honors
residents' dignity and choices, speaks to this and
can be reinforced by design.

have gathered to identify and track emerging trends
in a symposium spearheaded by J+J Flooring
(Dalton, Ga.). During the 2017 Senior Living Design
Symposium in Aspen, Colo., 13 architecture and
design professionals weighed in to identify the
forces that are influencing the design of today's
senior living residences and communities. Those
trends, defined with input from healthcare design
expert Sara Marberry, include:
