Projections show that seniors will soon be our largest population
group, requiring new, innovative housing solutions By Kevin Gaffney

We all know about the aging baby boomers
turning 65 at a rate of 10,000 a day. But a
recent report from the U.S. Census Bureau
predicts that by 2035, for the first time in U.S.
history, the population of people 65 and over
will be greater than the population of those 18
and under.
In fact, the bureau reports in its 2017 National
Population Projections that by 2030, all baby
boomers will be older than 65, meaning one in
every five Americans will be retirement age.

Trends like these, and others we can't
yet imagine, will most certainly affect
senior housing in the years to come. Will
you be in a position to take advantage of the
opportunities?
Those attending this month's Environments for Aging Expo & Conference in
Savannah, Ga., April 21-24, will certainly
have the upper hand, as the event explores
new design interventions that support
healthy and productive aging across a

For those involved in housing at every level-
market-rate housing, single-family homes, or
senior living communities-the Census report
is the proverbial "shot across the bow" for planning, design, finance, and land development.
Based on how long the typical senior housing
project takes from inception to final development and opening, 2035 is probably much
closer than you want to think about!
The other question to ask yourself is how
many new ideas are on the horizon right now
that are ready to totally disrupt your business?
Companies like Starcity (www.starcity.com) in
San Francisco and We Live (www.welive.com)
in New York and Washington, D.C., are already
creating new group living models that deliver
affordable housing opportunities in big cities as
well as the community experience that people
crave. Think of this as your old college dorm
hall on steroids.

variety of community settings and care/service models. Our best-in-class exposition
will additionally showcase 100 exhibitors
that offer products and services to help this
industry thrive.
And while no one can say with certainty
what the future holds, we do know that in the
U.S. and around the world, there's a need
for innovative and creative solutions for our
seniors. I look forward to our discussions in
Savannah. EFA
