Industry Outlook Gutierrez: Homeowners who move into an exist- more money. We are doing what we were doing before the recession - gutting spaces - and this will continue to increase.The number of inquiries is also up, and there has been an increase in the conversion of bids to jobs. There will always be corrections to the market, but we will have a major year the rest of this year and into next year. What factors will affect this growth in remodeling and new construction? Mark Kovich: Growth in the remodeling market has been stimulated because people have been saving money coming out of the recession; they are sitting on cash and are ready to spend it. They are also making the decision to stay in their homes longer, particularly those who are 50+. What suppresses some of this growth is the lack of builders and contractors, as well as those with the more skilled trades like plumbing and electrical. During the recession they had to find other employment, and now they are not coming back to their former jobs. There are not a lot of schools teaching these trades today, and with no pipeline to fill those jobs, this will cause wage inflation. Crowe: More people are buying existing homes, and the new owners want to remodel those to better match their lifestyles. Housing prices are moving up because of the improved economy and feelings of job security. On the limiting side, it is a challenge for remodelers to find and keep skilled workers because of the long period of slow growth in this sector.Those tradespeople found other jobs, and there have not been a lot of new entrants into the industry. Those particular trades are not seen as good career options like they were before, and we need to reemphasize that they are. Mozen: People are ready and willing to complete projects that were postponed because they have more positive outlooks. They have saved their money and want to get things done. This has also increased because people are seeing new trends they love and want to incorporate those into their own spaces. ing home will remodel within the first few years to fit their preferences, so there is no reason why remodeling should not increase substantially. One downside is young professionals who carry student debt, which can be a factor in them being able to get a mortgage loan and thus move from renters to homeowners. Stapperfenne: People are financially doing better and no longer being told they should save their money because of the state of the economy. They are feeling good about the way things are going and that they survived the last financial downturn. They are ready to start renovating; they feel they have waited long enough. JUDY MOZEN President of the National Association of the Remodeling Industry (NARI) Are some regions in the U.S. doing better than others? Gutierrez: The South and West are running ahead, but things are kind of flat in the Midwest. The Northeast has been experiencing very low growth with the exception of New York City, as last year the city government expanded a program to incentivize building low-income housing. If you had a property and wanted to build an apartment building to rent to low-income people, you could get some tax relief. This program caused a huge surge on housing permits that stirred up activity in that region. Crowe: The better part of the country that is heavily involved in energy production has done better because they didn't suffer as much during the recession. Those areas continue to have better employment rates.
