THE FORMER FIRST FLOOR MASTER BATHROOM was very small, con-
taining not much more than the very basics: a small standing shower, a pedestal sink and a toilet.To expand the footprint, the owners
took over space from an adjoining walk-in closet from the master
bedroom and a second, rear bedroom. Winn was able to increase
the bathroom dimensions from 4 ½ by 7 to about 8 by 11, and now
the bathroom comfortably accommodates two, with his-and-hers
vanities and sufficient storage.
The owners mixed design elements by intertwining contemporary with more traditional styles.Modern elements include the rain
shower,chrome fixtures,natural stone tile and the basket-weave design
in the shower floor - coupled with traditional lighting and vanities.
"The biggest challenge was the door opening; getting into that
space was extremely small,"said Winn,who had to expand the 24-in.
doorway to accommodate moving in the new vanities and building
materials."We also redid some windows, got rid of one window and
added a window on an exterior masonry wall," he added.
Lessons Learned/Advice
BECAUSE THERE WERE A LOT OF MISSING PIECES and a sense of urgency at the outset of the project,Winn had the homeowners sign
an open-ended time and materials contract in lieu of a traditional
fixed-price contract.
"We didn't have a firm scope of work defined, and we didn't
have any selections, so we had no idea what level of fit and finish
there would be," he said.
After a few months,he was able to convert this to a fixed-price contract once they figured out the path to take for the rest of the project.
"I'm glad we didn't decide we needed to execute a fixed-price
contract right out of the gate - we would have lost a lot of money,"
added Winn."There was so much we were able to address that we
didn't know about on day one, so there would have been either a
lot of change orders or a lot of expenses on our part that we would
not have been able to recapture."
