A former bookbindery transforms

SINCE 1883,THE BRICK BUILDING ON 443 GREENWICH STREET in the Tribeca
district of New York City has passed through several hands. Once used as
a bookbindery, various warehouses and later even a publishing house, the
building is now converted into 54 condominiums and eight penthouses - all
of which respect the building's past.
"Our goal for the project was to support the spirit of the building and its
age while creating homes for modern living," said Nancy J. Ruddy, designer
and co-founder at New York-based firm CetraRuddy. "The interiors have
an authenticity and a sensitivity; it is not about fashion or trends. Our design
is a thoughtful solution to capture the history and majesty of the building's
character, while creating spaces that are inspiring."

CHALLENGE ONE: CONVERTING THE BUILDING

Restoring this turn-of-the-century manufacturing building into residences
produced unique challenges for the design team.
"The building itself is monumental in scale and was not originally designed
for residential use,"said Ruddy, explaining that as a former factory, the rooms
were designed for huge pieces of machinery.This meant that the building had
fewer floors than desired in a condominium complex, and all of them had
extremely high ceilings.
"The windows were well above eye level, as in a warehouse," she added.
"While respecting the building's character, we had to reposition the
floor heights so the grandly scaled windows had a closer relationship to
human height."

housed companies specializing in silver, bookbinding,
toys and steel wool.

the deeper color of the wood
cabinets makes them feel like
furniture and complements the
mahogany windows throughout the apartment.

While restructuring the building, the team
unearthed a grid of old, 14-in. forest wood columns and beams that ran throughout. Instead of
enclosing them behind walls, they sandblasted
more than 120 years of paint away. The result is
glowing wood accented with colors from so many
years of use.
"We designed the floor plans so that every
apartment has a visible line of these freestanding
columns and exposed beams," said Ruddy. "These
historic and tactile elements create a great counterpoint and eclectic balance to the otherwise sleek,
modern and crafted interior design."
Emulating the grand old lofts of New York,most
of the kitchens are open to the living room and
boast the historic wood beams.There are more than
15 different kitchen layouts in the building,but they
all have similar finishes and appliance amenities.
"Our goal was to create a kitchen that felt like
a part of the living space," said Ruddy. "It is just
like beautiful milled furniture - more than just
a kitchen."
CetraRuddy designed the kitchen cabinets specifically for this project.Made of American oak for a
sustainable touch,the cabinets were custom stained
to a soft, smoked color for that millwork look.The
oak panels are banded by hardwood, which is laid
perpendicular to the grain of the panels to â
add a contrasting detail to each cabinet door.
