SEA KITCHEN CHANGE

The clients wanted their kitchen to convey a modern style while being livable
and fun, but they were also looking for durability in the event they wanted
to rent out their house in the future. Because she likes to make things like
homemade pickles and sauerkraut - a family recipe - they also wanted to
incorporate more storage and countertop space.
"The layout of the kitchen is not your typical triangle, but there is a
practical aspect to it," explained the designer. "When the homeowners
come in through that back door, they can put their groceries on the
counter next to the fridge to unload them."
For the durability aspect, she chose a cost-effective porcelain tile
flooring for impact resistance, low-maintenance Caesarstone countertops and a simple subway backsplash. More traditional Shaker cabinets
are balanced with more modern fixtures and hardware.
"The homeowners love the look of marble countertops, but they were
hesitant to incorporate this material in a potential rental property,"
said McClendon.
The previous space was also lacking some much-needed light, so she
painted the walls white, eliminated the drop-down ceiling for more
height and added recessed lighting. The light-colored materials and
white-painted windows also play a part in brightening up the kitchen.

For durability, she incorporated impact-resistant porcelain
flooring tiles to replace the
dated linoleum.

BALANCED BUDGET

To stay within the $50,000-60,000 budget, the
designer was adept at finding places to splurge and
save. She thought paint-grade cabinetry paired
better with the architecture of the house and was
a better choice in terms of longevity. She also incorporated some open shelving for cookbooks
where the client does most of her prep work. The
lower cabinets feature a vibrant turquoise color to
break up the expanse of white, which McClendon
said would be easy enough to change in the future
if necessary.
The porcelain flooring was less than $4 per
square foot, and the subway tile was about
$2.50 a square foot. The countertops were
another splurge, but she balanced those with
a cost-effective farmhouse sink with good reviews in terms of chip and scratch resistance.
The plumbing fixtures are mid-range, and the
designer ordered the inexpensive but quality
polished chrome hardware online.
