Balanced Budget

When selecting flooring for the kitchen and the
dining area, Wilson opted for a mid-price, woodlook porcelain tile. She chose a longer board - 8 by
24 inches - so that it would stretch farther, and she
would be able to purchase less product.
WORTH-IT SPLURGES

Thanks to the cost-effective decisions of refinishing the cabinetry, getting dealer pricing and going
with tile instead of hardwood, Wilson was able to
incorporate some luxury elements that keep the
budget-conscious kitchen from looking like one.
"I decided the things that needed to be at a
higher level," she said. "For instance, I chose a
high-end faucet. And the backsplash was pretty
pricey, but there isn't much of it, and I knew it was
going to make a big impact."
The blue backsplash was picked up in the ceiling of the dining room, which Wilson had painted
a similar hue. Adding this pop of color to bring the
two rooms together created a custom look without
damaging the budget.
The granite countertops were also a splurge -
another element the designer felt would be worth
it because they are such visible part of a kitchen. In
the end, the project exceeded the initial budget by
about $3,000, but it was because of small modifications along the way and the client's decision to
replace most of her appliances.

"It was enough to give a more open feeling
between the living room and the kitchen," said
Wilson. At the opposite end, the adjacent dining
room had built-ins, so those were refinished in the
same manner as the kitchen cabinets. These two
changes extended the look of the space into one
continuous, open area.
With an eye on the budget, Wilson signed up
to be a dealer with multiple companies, earning a
significant discount, which allowed her to offer
designer pricing to her client. She chose manufacturers she had an affinity and appreciation for,
including Belwith-Keeler and Hudson Valley
Lighting, which offered benefits like sampling and
drop shipping. These advantages proved particularly helpful because Wilson was not in the same
location as her client.
"If you are a detail person and you like to know
where everything is - or even if you want to raise
your profit margin - I think it's a great deal," she
said. "I want to get the maximum savings."

Wilson visited the home to measure before she
moved to Maryland, and she made two return
trips to coordinate with the contractor and review
the plan. During one visit, she was able to be onsite
when the countertop installer measured. Otherwise, all communication was handled through
calls, texts and emails.Thanks to Wilson's relationships with local California vendors, she was able to
schedule solo showroom visits for her client and
have samples delivered to her.
"It was seamless," she said. "When a vendor
is willing to go the extra mile, I will never use
anybody else."
In addition to providing her client with a
mood board, Wilson used SketchUp to create a
3D model, which is part of her typical presentation practice.
"Most people are not visual, which is why they
are hiring a designer," she said, adding that when
she can get a client to see and understand the vision and layout, they usually buy in. "Would I do
it again? Absolutely," said Wilson.

