Most Kiddie Academies are built
new. "We have a prototype building
we designed and evolved over the
years," Helwig says. In urban areas
where open land is hard to obtain,
Kiddie Academy will help a franchisee locate an appropriate building and
convert it to a prototype Kiddie Academy design. In a few cases, a previous
childcare facility might be converted
or rebranded to Kiddie Academy. But
Helwig estimates that more than 90
percent of Kiddie Academies are built
from the ground up.
The prototype is a one-story building ranging in size from 8,000 to
10,000 square feet with seven to 10
classrooms and up to 1.5 acres of land
around it. Classrooms hold between
three and 20 students, depending
on the age of the students. All Kiddie
Academies follow local regulations on
classroom size, plumbing, electrical
requirements and any other areas.
The investment required for a Kiddie Academy varies based on whether
the building is new, owned or leased,
and the cost of real estate and land
in the market. A leased location
might require an investment of from
$600,000 to $1 million.
If the land is owned and the building new, the investment could be from
$1.5 million to more than $3 million.
"Even on those $3 million deals, you
tend to see a good return on investment and get your investment back
within two-and-a-half to three years,"
Helwig calculates. "It's a big investment, a very good investment and an
investment that pays a dividend, both
financial and personal."
